Comments (5)I tiled one wall only (behind mirror) and probably should have done more, but the tile I chose was pricey. My powder is about the same size as yours. My mother's regular bathroom is tiled 1/2 up all walls outside the shower and is easy to clean. As palimpsest says, it might be echo-y but if you have a window in the room you could soften the effect with curtains/roman shades, or hanging something soft on the wall - some fabric to absorb sound. Alternately, you could tile 1/2 way up for ease in cleaning and only have to repaint the top half of the wall every so many years. Comments (7)You could build the bookshelves, just not floor to ceiling, and cover the windows with art. If you go that route then first cover the window with a black piece of fabric, so it will look nice from the outside and so that light won't shine through your artwork. Then just get some artwork big enough to cover the entire window. Comments (6)IMO you do not have room for even a queen bed and a table so no king for sure . Poat a floor plan to sacle show where the closet is and also door way and window. Yoga can be done in your FR or LR all you need is a mat so leave that out of the equation. A sewing table could be put in the closet folded up when not in use and aslo all the stuff for sewinfg neatly stored in the closet guests need very little closet space or storgae so allow a tiny space for that also in the closet . Then a loveseat size hide-a bed easily made up for guests . FYI I have queen bed in a room the exact same size it is going to have to stay there for one year it is not great but will have to do. Comments (17)well, it just depends what you want. if those are real oak floors, you can always have them patched in, but that means the rest of the floor will need refinishing. For sure I'd put in some windows along that wall, and try and have the sink under it. Cabinets. you can do inexpensive or high end. I wouldn't nix the idea of a carpenter custom building some for your space. RTA cabinets are actually decent. hire someone to install. If you're on a budget, I prob wouldn't use HD or Lowes. you're paying them to be the middleman contractor, and they sub out their work. Sometimes their countertops are a decent price though. talk to a kitchen designer or an actual kitchen refinishing company. I found a great one on Yelp (all 5 stars) and they were amazing. I had mine painted, but they also did custom carpentry, refacing, vent hoods, and everything in between. If you could find a company like that, I'd go that route. walk around a stone yard to see what's avail for countertops/islands. Some people like ikea. It just depends the look you want. the rest of the house is very nice. looks like you have plenty of room. don't know why they did such a tiny kitchen with all of that room! however, for 30K, you're going to have to DIY, learn to DIY, or learn how to shop for bargains. I'd still list your current kitchen for sale. someone would want it. they can come in and take it apart and charge 1K for everything.
