Comments (9)For the overall here[it's a social floor plan-casual] I'd do a U kitchen-sink wall is the middle of the U. Reason is that people migrating in from deck and from family and dining area can use the right arm of the U as a peninsula with stools. Great spot for seating. You'd still be able to have 8 feet width inside the U it appears. Place fridge on lower wall backing up to closets...sink and range inside U-sink about where it is,maybe center the windowscape and range on wall that backs up to corridor over to the left. The island as you have it isn't desirable to me. the range on the left wall means at the peninsula you can do something more visually appealing with pendant lights/back side with panels or whatever to work with some stools and also have just a little separation from the cook's part of kitchen. this will be appreciated I think especially if the dining zone is the only one you are planning. Activities at the range with lots of counter around it will be a little more removed from the middle extremely open part of kitchen where you are suggesting it. You could plumb a small 2nd sink down on lower wall with fridge-perks to that as well.....stylish little zone with added pendant light carrying the theme from peninsula....See MoreKitchen layout for new construction, help needed :)
Comments (11)Since no one has mentioned it, it's not possible to put a ref right up against a corner wall that is longer than the BODY of the ref. This is because for most, but not all refrigerators, the doors are hinged in such a way that they open out to side of the ref body - like some tv units where the doors store on the outside sides of the unit when open - but ref doors just don't open that far. Generally, the ref needs to be placed anywhere from 6" to 15" away from the corner depending the exact make and model. There can be other issues. Door handles can hit (-really, eventually punch a hole into) the wall - even at just a 90 degree opening. Most refs need the doors to open more than 90 degrees for cleaning but a goodly number need the door open further to operate the drawers. Ones that can be placed right up against a corner are called fully integrated. Some refrigerator columns, some gaggenau, and a few others at a pretty steep price scale. Really not dis'in' you or JennieMer, but the location of the ref in your original drawing or Jennie's drawing really can't be done. Comments (11)This plan is from a plan that I found online that was close to a house that we've toured and really like and then we've had an architect modify it. I do agree that the kitchen needs to be completely overhauled, it was bigger and then it got cut down to this b/c of costs. The room called "Living room" is the dining room but since we never use a formal dining room we thought we'd leave it there for resale but use it as a living room. I really wanted a mudroom so that is why they put in the closet beside the fridge so they wouldn't have to make it bigger. I really don't even know where to begin if we change the entire house plan like some of you guys are suggesting, I thought everything was great except the kitchen. I think that would look great on that south wall by the stairs. It would also be functional since its closer to eating area and great room. Hopefully we can get that made by our cabinet guy in budget. For questions that Cheryl Heweitt asked: 1.) Do you have a floor plan that has more detail, like what size cabinets and their function? Aisle widths? Unfortunately do not have this yet. Will be getting it from architect in next week or so. 2.) What is the function of the cabinets in the breakfast nook? Again, more detail would be helpful. Not sure what the function would be but were thinking of using as pantry and also as a beverage center for a small bev fridge and such. 3.) Family size? If you have children at home, age ranges? Number of cooks in the kitchen? 2 small kids age 3, family of 4. 1-2 cooks 4.) What kind of cabinets/function are you planning for the island? Your island is really deep. Will there be cabinet access from the back side, too? We specifically wanted a large island as we thought it would be functional and like how it looks. Will have cabinets in it (hopefully on both sides). Use (w/ addition of prep sink now thanks to the feedback here) will be for food prep and also guests to sit at. When I look at your present floor plan I don't find it all that functional due to the refrigerator being so far to the right. If you rotated the island 90 degrees, and added a sink I think it would function more smoothly. I guess it depends on where you expect to do meal prep. My wife and I talked about island orientation for quite a while and we decided not to rotate the island but leave it as is since the north south dimensions of the room are so generous (19 feet) rather that the east west....See MoreRelated Professionals
