Think about how you'd like to use your laundry room. Looking at your room, this would be my wish list: handy storage for laundry supplies. Your existing cupboards aren't handy. If they were, bottles wouldn't be on top of the laundry machines. a mop/broom rack (if you're feeling rich, you could add a mop sink as well-- it's on the floor which makes it convenient for mops and pails... and washing dogs) a clean, clear and convenient folding area. This could be on top of the laundry machines, if you installed a piece of countertop over them. Or it could be a table or re-used kitchen cabinet lowers (Craigslist is your friend). What it isn't is a washer and dryer with space between and behind them for clothes to fall into. a floor drain-- makes life a lot easier in the event of flooding. a counter beside the laundry tubs a rod for hanging wet things to drip dry over the laundry tubs a shelf above the rod for things you want close to hand if your laundry bins live down here, a designated space for them Note that none of the above mentions décor. The pretties come last. If you post a floor plan with dimensions we can help you with a functional layout. Then we can talk paint, lights, tile, etc.

Annette, thank you for taking the time to answer. Apologies for the very rough sketch. I didn't explain that we will be adding the envisioned left hand wall, sectioning off the new laundry space from the current open garage space. The elevator and space at the bottom of the sketch are in the interior of the house. The door between the elevator and the stairs opens from the foyer into the garage. The closet I have drawn in there, we have now decided will be added to the laundry room and not the foyer. The lines I have drawn in the middle of the left hand wall will be stairs going down to the lower level of the garage. There will be a door there. The sketch I have drawn correlates to the right hand section of the blueprint. The perspective would be the equivalent of the first photograph. The new wall will be placed where the dotted line is in the blue print . Am I making more sense? (or any sense.... ;) ) I agree with you about putting the dryer on the exterior wall. I'm not sure why my contractor boyfriend is so insistent on them not being on an exterior wall. Were the Fl units you were using in the house on pedestals or without? I feel without the pedestals they will be ok. I'm short: 5'4"

We also have a WC we are removing. We aren't mobility-impaired, thank goodness, but I had to remove the paper holder and door stop just to get enough clearance in there for my husband to be comfortable. He still rarely uses it unless standing. :) It is ridiculously narrow. I think I'd switch the entry into the bathroom and the toilet location so you aren't staring at the toilet during your relaxing shower. I'd prefer the entry closer to the bedroom door, anyway. Is the room across from your WIC and hallway the new guest room? It looks really large, and you said something about build-ins being there? Could you move the washer and dryer to that area, maybe to back up to the bathroom wall? I'd sacrifice space in a seldom-used guest room to have W&D on the same level as the bedrooms. I had a house with 4 bedrooms upstairs and the W&D were adjacent to the master bath, great location. I cannot imagine dragging clothes, bedding, towels, etc., up and down stairs.

A few updates and I will get some better pictures once i get everything moved out but i have the door into the bathroom cut in. I have been having trouble with Pella who we bought the door from which has put this on a 3 week hold so far as the issue still is not resolved. We are considering stacking the washer dryer. The location we were considering would be where the closest machine to the wall is. The plumbing in the wall was moved over to allow for the new door to the bath and I have some electrical lines that need installing for the new panel in the garage. Doing this while we have the walls open and since the electrical panels are below this. We have a few tiles we bought to see if we liked them but I am not sure i like any of them. I think if i were to pick it would be the darker 12x24. Any thoughts or opinions on tile, stacking of the machine or anything else here?
