Comments (12)We don't know their situation. In our case, we bought a house well below what we could afford because we figured we would renovate to make it our way. We saved for 5 years in order to extend/renovate. There is no issue about qualifying for the loan based on income or credit, the only roadblock we hit was the appraisal. Last year, the banks were reluctant to lend so we found one that let us go to 90% LTV to get the cash to do the work. We knew it would be worth more after it was done and be well above 20% equity since we were making it larger as well as nicer and our area supports it. We are on a 15 year mtg, so are paying down quicker. The new appraisal is ridiculous in our case. The appraiser made many factual errors as well as errors of judgement. The banks are making record profits yet lending is down 10% this year. The appraiser was sloppy and overly cautious about the value. Houses within .2 miles from our house in a less expensive direction but new and bigger just sold for $200k more than what we need from our appraisal. My neighbors' houses all sold for much higher than the value they came up with and our house is newly renovated vs. nicely updated. If I were not in the business as a real estate agent, it would have been demoralizing to think our house is worth so little. Luckily, I knew better and had access to an appraiser who agreed with me and helped coach me in the rebuttal. We could have waited another 10 years to pay cash for it, but then our kids would be almost grown and we'd have missed those years of enjoying it. I don't think we can blanket say that no one should finance work on their house. If no one does any work other than for cash, then our economy will tank even further. I have faith that the housing market will rebound in the future and we will have had the pleasure of using our house and its value will be there. So much time and effort is spent into renovating a kitchen that you feel like everything has to be a certain way. I have also seen some of your kitchen designs for your own kitchen and I think they look awesome. Comments (20)Ladder step stool in the kick I agree the stepping is an artificial design choice too much. I'd just do all 18" deep wall cabinets. Move the micro to the left end use the shelf the height of the micro right for the toaster shelf. Use two large pull out draws where you show the doors (top with bread boxes bottom for tupper wear) and next to it two slim Silverware draws and a bottom larger to match those on there left. In this way you have a 2nd work triangle for sandwiches. I call this the short order triangle and set up the use of a smaller island salad sink on the opposite side. If you have that pictured in your mind here the clincher. Flip the whole wall refrigerator is on the far left where it has full access to the main work triangle. I always try to do the double work triangles in larger kitchens. A nice touch is to put the toaster on a pull out shelf for loading and to not over heat the above cabinets....See MoreSomething's off with my elevation??
Comments (18)I am not into 100% all architect camp... Saying this .. I am also not in love with the elevation _ also I think could be make work as is. You appears to have somewhat challenging / narrow site. It is really difficult to know what went into this particular design, principles, C&R, etc. This forum became unnecessary harsh on anyone who is apparently not using ARG. Something is up about your roof pitches: (1) I would not be using (12:12) as a main pitch unless you are designing 1 story. 6:12, 7:12, or 8:12 at most. 12:12 for main gable is fine. Porches and garage roofs should not be going over 4:12. That many shingles will dominate any front elevation. For myself - I would make this plan into two story from 1.5 and may be save on foundation. Dump that bedroom on the first floor facing the front. Make a farm porch and a foyer. Reduce focus on the garage by lowering pitch to between 3 or 4, making similar porch, making 3 level roof dividing the structure into either 1/2nd, 1/4th, 1/4th.
