Oddly configured room layout

Need advice and opinions on best way to lay flooring (lux wood vinyl planks) in an oddly configured condo The layout is choppy with a utility room & half bath smack dab in the middle of the floor plan and a staircase directly across from the front door

Based on the drawing below, should we lay the flooring perpendicular to the front door, to create a longer (albeit narrow) vertical sight line toward the sliding glass door at the rear of the house or….???

What are you doing to the floors in the half bath and utility room? And are you replacing the carpet on the stairs?

See photo below for a top of stairs view. We are not planning to recarpet the stairs….will refinish the wood tread to match the lux wood vinyl color. The current tiled entryway will also be removed / replaced with lux wood vinyl. The bathroom will get new tile floor (not the lux wood vinyl). Hadn’t actually thought about the utility room though, It’s such a tight space, but will likely match with lux wood vinyl floor there as well

It seems odd that all the suggestions have most or all of the seating with its back to the TV and/or the windows. I dunno, but I think I'd put the couch as in your first photo, and add a couple of chairs in that same zone = TV room. Then put a small cluster of chairs at the other end of the room as a conversational grouping (around a table) with the option to look out the windows or enjoy the fireplace.

So as not to have furniture in entry path, I would do a well sized L sectional in this placement. Or a sofa + chair - and a swivel chair could be a good option for this arrangenent. Sofa placed where red marking is, chair placed approximately where purple marking is. With tv mounted, or placed on stand, on wall to left of fireplace. And I see there is an outlet right there. If there is little room for a tv console, a stand like this could also be used. Plus, a mobile tv stand like this can be helpful - to adjust for tv viewing distances. From your one photo, it is hard to get a sense of the available space for a tv in that spot there. But that is where I would place the tv. If you have a dining room, another option could possibly be switching living room and dining room. So the dining room would be in front room by the fireplace. If you are able to have a flexible dining room setup, you could use a round table and folding chairs, and when not having guests over for dinner, could set front room up as entry foyer. If you needed the space to be set up as dining room all the time, that works, also. But would need pics of dining room and/or any other rooms that might possibly work - in order to determine the feasibility of making a switch.

I'd start with a sofa facing fireplace and 4 chairs/coffee table. The chairs do not have to match and I would choose swivels for the two on the t v side.

I think either direction would be fine.

If you run the flooring from front to back, you will have short runs through the living and dining areas. Also the flooring would be perpendicular to the grain on the stairs. If you are planning on having rugs in the living and dining rooms, then the short runs would be much less noticable.

If you run the flooring left to right, you will have short runs in the kitchen and hallway.
