Comments (19)I don't know how I'd do an angled door on the closet. And, in a bedroom, I prefer to have the bed in an orientation that you can see the door from (in your space, that would be where it is, or on the outside wall). Some people on this forum, do NOT like beds on outside walls (I think it depends on where you live). Anyway, the bed placement is good. Here is another thought (sorry, I wish I knew photoshop or something, to draw it up for you...) Right now, the closet space seems entirely behind (above) the bed wall. I have rearrangement for you to consider: draw a wall/door to the closet, running up/down starting at the end of the bed/closet wall If you are standing at the corner of that wall...put the vanities straight ahead (on outside wall--what climate are you?) Move tub, shower and toilet around to make the *depth* of the bathroom shallower so the laundry room can slide "north"/up Have only 1 door to the bath/closet space from the bedroom. Since the toilet will be closeted, you can feel free to enter the closet through the bath and not infringe on privacy in the MBathroom. Does this make sense? Let me describe it one more way: Standing to the right of the bed, looking "up" (is that your east?) you will see the common bathroom/closet door. That door open, you see the vanities/sinks (and maybe some windows flanking each side of the sinks). Step in towards the vanities, to the left is the closet (door if you want). I agree with having windows added to the sides if they bedroom, the more natural light the better :) We’ve decides to work with an architect for the exterior work and I think they will review the inside. I think that’s a great idea to move the bedroom entry past the laundry, I hadn’t thought of that. I find the remodel cost vs. value report https://www.remodeling.hw.net/cost-vs-value/2020/ to be a good cost calibration tool. The 2020 Remodel Cost vs. Value Report suggests that in the South Atlantic market the cost for a 24' x 16' mid-range quality Master Suite addition averages $125,508 and a 10' x 20' treated wood deck (I'm assuming construction of that is included in your project scope, too) averages $12,700. That's a total of $138,208. Your budget of $80,000 is 57% of the estimated total cost in your market which implies a gross margin for a remodeler (the part your dad is not charging you for) would be around 43% That's a lot higher than typical margins for remodeling projects. Plus, the size of your master suite is 528 SF vs. 384 SF for the benchmark Master Suite addition. Plus, the cost of the benchmark projects don't include design fees. Comments (2)I'm not an architect, but I can't imagine how you could add a larger garage with a full second story onto a split level home and have it look right. Do you have enough land to go further into your backyard? If you do, increase the size of your garage to two car and put the master bedroom behind it. Otherwise, I think you should consider moving. We were thinking of doing a substantial remodel to our first house because it was a great location. After spending a fair amount on architectural drawings and getting bids from contractors we decided the project was not financially a good idea (we would never get our money out of it), so we moved. If you do stay and remodel, remember what they say about not over-improving for your neighborhood. That's one reason people don't get their money out of a remodeling project. If everyone else still has unremodeled split levels, the value of your house will not increase very much even with a master bedroom....See MoreRelated Professionals
