need advice please

My house is 34 years old and needs some replacements. I got a new roof last year and am
now thinking replacement windows and vinyl wrap for trim. If I do white replacement windows and white trim then the post and railing needs I guess to go white or I could do black rails. If I’m going to replace I would like a somewhat new look even though I have been fine with it. Would rather wait on siding to replace but feel like it’s coming to end of it’s life as is. Please give me some fresh ideas.

Post the pics in jpeg format I can't enlarge the picture . I see nothing in your page to give me a hint as to what style you would like to try . Do you really want a change or just a bit of tweaking.

I reposted this with photos I hope are better. Sorry I’m not great at this. And yes I want a change. If I need new materials for worn out stuff then I figure I might as well change things up. I am leaning towards white replacement windows so it will go best with my interior.

Oh when it rains it pours! After having a good hot day and only a 30% chance of rain forecasted, I though we would get a dry day under our belt. No such luck. This evening we got another storm, putting down another 8/10 tenths of rain. Dave, your advice is spot on, but when it rains this much and just about every single day, I canÂt even do what you suggest. I can do what Anney suggested. I have lots of 5 quart ice cream pails that I can cut the bottom out of and fill with planting mix. At this time it seems that may be my only viable option. Do you guys think I should forego putting my black plastic down? The positive thing about not putting the plastic down is; less walking around in the garden, therefore less compaction. The negatives are; soil not as warm, having to deal with weeds and isnÂt this next one ironic. Having the plastic down would keep the soil moist should the summer turn to be very dry. I guess after typing this out it seems that it would be best to put the black plastic down. I am including a picture of one of the ice cream buckets with the bottom cut out, to get some thoughts as to whether or not if they would do the job. Here are some evening photos of my white oak select grade hardwood, site installed, with one coat of Bona Natural seal and two coats of Bona Traffic HD Matte. It’s a lot lighter IRL than in the photos. I agonized over what sealer to use (bought different stains, Loba 2k, all sorts of products). This combination seemed to look the closest to the natural wood (which I LOVED). The sealer did make it a tiny bit darker but it’s ok. I also included a photo of my stairs. They are red oak. It was a fortune to replace the stairs so we kept the red oak and used one coat of wheathered oak stain and two coats of Bona HD traffic extra matte (same as on the floors). Two lessons learned: Use a third coat of Bona HD traffic in high-traffic areas (our first floor gets a ton of wear with a dog and three teenagers, a third coat would have added an extra layer of protection against scratches). If you are a sheen person and like gleaming wood floors, do not use matte, use a satin finish. I had satin in my other house and I do miss the shine of a freshly washed wood floor. Although a matte does do a great job of hiding scratches. We installed white oak throughout the house (with the exception of the stairs) and even in the kitchen. I love wood floors in the kitchen - easier on the feet, knees, and not cold like a tile floor.

Sorry to distract from your main question, but how much space do you have between your stools and couch? I was debating a similar layout, but wasn't sure how much space I really needed and how that compares to the typically recommended aisle sizes.

Just my 2 cents... Advice on what the OP should have done in the beginning is a bit useless now. My advice is to focus on getting the best result from where you are right now and ignore where you think you should be. You should also ignore the results other people are getting. I suspect your best option is to incentivize your current builder and/or make arrangements for the schedule to work for you. I would consider having a meeting to set a timetable for the remaining stages of the home. If this is a custom build or small builder, I might consider a completion bonus. I wouldn't file a complaint or write a review until your house is finished. Remember you have to live in the house when it is finished, so pick the battles that are going to get you a better house, not the ones that prove to the builder you are not to be messed with. --- A word on contracts, clauses, and attorneys. Great builders typically build great houses. Don't get so hung up on the perfect contract that you overlook the perfect builder. I recommend finding the right builder and seeing if you can work with their contract, rather than having specific contract requirements. An attorney is a great tool for understanding the contract and possibly making a few small suggestions.

Your shutters are too small and don't usually go on double windows. So maybe get wider window trim. Is the siding gray? Do you need the railing?

Your house looks very nice in its current state. I would keep the white railings,possibly go with a brighter door color, and then splurge on some killer landscaping.

Railings now are tan but I think white paint or maybe new black aluminum railings would change it up a bit.

For a new look, remove the shutters. change pillars and porch railings to cedar/redwood, and paint your front door a bright color.

Here are a couple houses with your palette that have wood porches and wood supports, no shutters, bronze windows and trim. Over and out.
