Comments (14)Sorry if I'm late to the party here, but I liked your first option #2 for the reason that I like the closet area more separate from the bath and from a heating point of view, it's always better to have the rad on an outside wall. I like some of the changes you've made to the bath design in the latest options 1 & 2. I don't like the doorway in the hallway, and I don't like the bed on the window wall...I like to see light and what's happening outside when I wake up, not an interior wall. I also think its warmer to have the bed on an interior wall. I would suggest moving the bed back to the interior wall, and changing the door to a pocket door so you can center the bed on that wall opposite the center of the windows. This will give you a better look, better space to walk around the bed to the bath, and something to look at when you wake up....See More2 bathrooms into 1
Comments (2)We had the same sort of setup in our house. Three years ago we decided to gut the two bathroom areas to make one large bathroom with "the works". So this was originally a 3-4 bedroom (one is a bedroom or den on the first floor) 2 and a half bath house. We made it into a 3-4 bedroom 1 and a half bath house. Will it hurt our resale? Maybe. Did it give my husband and myself a dream bathroom? Definitely! If the time ever comes that we decide to sell the house, it may make the pool of potential buyers smaller, but I can't imagine that it would not appeal to many other people the way it does to us. As for guests, we do have a powder room which they can use, but I have no problem whatsoever with people using our upstairs bathroom (and we don't even have a door to shut off the toilet area). We just make sure the door that leads into our bedroom is closed when company comes. We love the bathroom and have absolutely no regrets whatsoever. Comments (22)Adding a bed/bath doesn't always add value. If you aren't changing the size of the house by having an addition for the third bedroom and second bath, then you probably won't see any additional value added. In fact, as mentioned above, you could very well have a reduced value based on the newly non-functional 3/2. Any buyer and/or appraiser would have to take into account the cost to restore it to a functional layout. Walking through a bedroom to get to a bedroom doesn't add value. Having a very small bedroom (7x10) would be a detriment in my market and possibly in your market. I agree that the best way to add a bedroom/bath to this home is through a well thought-out addition. It would need to look natural as if it was an original part of the house rather than an after-thought. Consider working with an architect. If you were to pick a paint color with say, travertine flooring, I'd say "it doesn't go"..but as art and wall color together..to me, it works.
