Comments (18)I would go for house 1, being able to walk to places is such a plus for me. Where we are now I can walk to the library in about 30 min (40 if the dog gets to sniff and pee on everything). It's another 10 min to get coffee and a donut (since I walked all that way) and too often our dog just isn't up for it. I wish we were a little closer to everything, about 1 mile closer and I'd walk for coffee every Saturday and Sunday. When I was in my 20's I wanted to live on acreage away from everything. Now that I'm in my 40's I like being near people and things. I love sitting on the porch for an hour and seeing 4 or more people/couples walking their dogs, kids, or just themselves. I don't know why, either :) Also, I would get more use out of a bigger garage than a guest house :). I have more toys and tools than out of town guests, and a separate structure is another thing to maintain. Bear in mind that I'm also anti-vacation-home (for us, not for everyone else). And a view is something you enjoy all the time. We aren't even on a hill and we have a view of woods and distant farmland off our back deck. Comments (48)Gardenwebber, that is SUCH a good point about "entertaining in their rooms". Here's a thought about your floorplan: have the kids take the back two bedrooms. Move your son to the smaller bedroom, the girls in the room with the closet. Take that wall that you guys put up and turn it into the bunk beds in separate rooms. This will give you a lot more useable floor space. Swing your youngest daughter's bed against the far wall and you will maximize the floor space there. Your son can have the lower bunk bed in his own room next door. That leaves the bedroom directly across from yours as a playroom. That also makes your own bedroom further away from the kids beds. The bunk beds are just drywalled with the mattress only on them. We have always had a rule that our kids cannot have a computer, video games or tv in their bedroom until they are 18. I do not want that stuff cluttering my downstairs living room. An upstairs space for this is the best solution. We built our current home knowing that we were going to have teens in them someday and to give them space separate from ours. Think about this solution. Comments (8)Without seeing a plan and knowing sizes I will hazard to say that the wall space between the two windows in the last photo is seemingly the most logical spot for the bed. This placement might now allow for nightstands as one leaf of the closet door would probably bang into a nightstand on that side. It seems to be a very large space. You might be able to accommodate a seating group between the bed and the office space alcove. Comments (13)Would you husband be opposed to a tandem garage? With a good architect and builder and of course $$$ you could build on and have a side facing garage. The garage would still fit 4 cars, but just tandem through the new garage into the old garage. They can fill in the current garage door and make it look like it is part of the house and not just a filled in garage door. Remove the old driveway and re-landscape.
