Family/Dining Room Help

My niece has asked me for help redesigning this space. She is renting a home so there’s not much she can do that’s permanent (no paint either). There is already a large living room in the home and she’s currently using this space as a family/tv room right next to the kitchen. The tv, unfortunately, cannot be moved. She doesn’t have much space in the kitchen for a dining table so I thought we can change this space to a dining room. What do you think? Any design ideas that she can incorporate without having to paint? Anything helps. xo

We removed it. The first wall was in the entry: When we removed the paneling (and this fireplace), we found just wall studs underneath: We had the drywall guys in to close up the ceiling, drywall the walls, and texture all. [Our good buddies the drywall guys also skim coated both the entry hall wall and the DR wall over the bottom layer of wall paper which was never coming off, and textured those too.] The second paneled wall was in the family room: We're guessing that the builder didn't originally plan to panel this wall because we found drywall underneath. Note the hammer holes every 16" as they tried to re-locate each-and-every-stud. Honestly, they didn't have a measuring tape? We had the drywall guys in again to patch the return air hole (we relocated the HVAC), patch the hammer holes, and texture. We're currently working on getting the crown molding in. We did the demo on both walls of paneling, but hired out the drywall part. Removing paneling vs painting it gives a more finished product at the end, but is also more expensive unless you DIY all of it. I'm pretty good at basic drywall repair, but putting up a wall from scratch and texturing are out of my comfort zone. All things considered, this may be an economic decision for you.

I think those two arm chairs will have to be relocated, but it does seem like you have space for a small table. Maybe a smaller cafe table and two chairs would look better than the drop leaf, it's just a little more mature looking so it should fit the space better. Also, if you want a little more separation between the living room and dining section, try moving the TV to the back short wall and moving the sectional accordingly. The back of the sofa would face the fireplace/table. It would just help visually define "eat" vs "relax" a little better.

I find nothing odd about coming into a FR from alook sliding door might be a better idea. foyer , I do however never like a PR next to a DR and definately not with an entry from the DR. You will need to work on that. I would turn the pantry into pullout pantries you will get 2 x the storage . You could see if you can fit a PR into the space off the new FR where you seem to have some extra space where the closet and that other space behind it is and I see plumbing there too. The main sink and DW are a long way from the new DR and if you post the pics of the kitchen plan with all measurements marked maybe someone here can change the layout a bit. The new DR space seems not huge and inswing doors might not be a good idea there . French style sliding doors might be better. IMO the sunroom looks too small for a FR but without measurements really hard to say.

I want to tell you 1 key tip for lighting, don't put the cart before the horse. You MUST put your furniture in the space, right now you can't "see" the space, and that is what is making it so hard. once things are in the space, and the rooms shrink, you will have a much better idea of not only what will look pretty but will actually function for you. also, things like the size of the table are very important when scaling. Lastly matching or not, doesn't matter, farmhouse is not about matchy matchy, its eclectic. if you stay within that wheelhouse they will coordinate by default.

So you're wanting to move the dining area near the TV? Is that correct? From the last photo posted, it looks where the dining table currently is seems okay. What is it that doesn't seem to work for them? Maybe there is a different type of table that could work better? Please see the images below for ideas.

Are they wanting to rearrange just to make this feel a little more complete? Is there another room that they use as a living room, or is this the entire main living space?

If it's the main space and they watch TV and also dine, I think the way they have it currently laid out is close to what it should be. Sometimes it's hard to tell from just pics, but it seems as if the diing is next to the island in the kitchen area whch would be appropriate, and the rest of the space is used for casual living room. Are they looking to get something new/different for furniture or just wanting to rearrange?

If you have measurements of the room on each side (or even better, a drawing of where the walls and doors are) it would help us visualize and give pointers on some better placement suggestions!

Are they looking to just rearrange, or get new furniture?

From the pics, it looks like the small dining is in a great area next to the kitchen, with the sofa/living area in the rest of the room. Is this the only living room, or do they have another room they use to watch TV and therefore don't need a sofa here?

If they are just looking to make the space feel more comfortable and complete even thought they can't hang or install anthing, I would see if it's possible to fit some bookshelves on the tall blank wall facing the kitchen. This would give them some space to display items that give the room personality or color, and could also help add more storage.
