Selling Home in Spring 2025 - updates?

TLDR: Looking for suggestions on updates to make home sell. Tell me your unfiltered thoughts on these pictures and what you would prefer in a home you want to purchase.

We've decided we're ready to move out of our home come next Spring and I'm planning updates to pull the best sale price since we only bought the home in 2021.


I don't really want to do any extensive renovations as I know those rarely recoup their cost, so I'm trying to stick to repairs, paint, and fixture updates. However, I would appreciate any suggestions if there are renovations that make financial sense like refinishing wood floors, changing kitchen cabinet fronts, replacing bathroom vanities & mirrors, etc.


The issues is, I see two huge pain points that I think most people will hate and I can't decide if these more costly updates are worth it:


1. There are four types of flooring visible from the entry (tile, carpet, cheap laminate in hall, wood floors in kitchen and living).

  • Carpets will need replacing anyway as my toddlers have wrecked them since these photos were taken (yay! sharpies...), so is it worth just replacing all the entry, carpet, hall flooring, and if so, with what?

2. I hate my kitchen countertops and I think most buyers will, too.

  • I can't decide if changing the cabinets by painting, staining, or new fronts is worth the hassle if those counters are just going to be a turnoff.

We'll be showing the house after we have moved out, so disregard furniture.
