building a simple modern farm house on a budget
Comments (31)First, I'm sorry about the divorce. I live on a farm...so the first thing you want to consider is do you have space for the things you NEED, not the things you WANT. You don't NEED a pizza oven, but you will need a mudroom. You don't need high ceilings or central vacuum...those are wants. And a basement is not a necessity, either...as for geo-thermal, I think you might want to do some research there, too. What you will NEED...a back up source of heat and power...especially heat. Will you have a well? Did you know without backup power, the well will not work during a power outage...this means toilets will not flush. Animals will not get watered. Difficult to clean or cook anything, even with bottled water. A jack and jill bathroom for kids on the weekends...how about a hall bathroom that is also your guest bath? Kids may not need walk-in closets, but they will need a large enough room for desks to do homework and keep enough stuff they feel comfortable staying over. As for you...realize how much work and expense animals can be...even chickens. Gardening is expensive too, and it all takes commitment. The kids will probably want more than chickens, once they get used to the space...and that means more cost and time. Hey, it's worth it, but be prepared! :) In the house, make sure you have a large pantry, room for a freezer, lots of work area in the kitchen (especially for the garden produce, wine and cheese) and plan on a dining room table that expands. Kids like to have friends over and people are usually pretty informal in the country...so staying around a few hours to sample that wine can turn into a casual dinner. Also...while a generator is great (and you should have one) wood stoves or fireplaces in the living room and maybe the bedroom would be a good idea. Remember, if it gets cold, you do NOT want your water pipes to freeze! Insulate everything and try to keep sinks on inside walls if possible. An island sink in the kitchen might be a good idea. And toilets on inside walls, too. I hope all this helps. Find a builder, who wants to do what YOU want to do, as long as it's feasible with your climate, budget and lifestyle. Best of luck and keep us informed! And post pictures :)...See Moreblack and white modern farmhouse apartment living room
Comments (23)Yes. Another modern farmhouse apartment. I’m 25 young and single and the beauty of all that is I can do what I want and re-style as I please. My bedroom is an extremely modern/glam room with a velvet, large headboard with navy and metallic accents. And you know what? I love that too! Thanks for everyone’s opinions I enjoy looking at all of your great spaces and reading the comments even though some comments are hardcore lol....See MoreModern Farmhouse Conceptual - by ARG (Doug) - please comment
Comments (57)shead - I'm going to post a few "hacks" I did. Maybe they have some merit, maybe not. HOWEVER, I need to mention something else. We asked ARG if it is possible to add a window from kitchen to see into side parking/garage/play area. In our current house, we use our kitchen sink window that looks into back yard, patio, garage, etc.. to view the kids riding bikes, playing in treehouse, grill, etc... It's a small window, but in our current situation it is invaluable. Given the amount of time we spend in the kitchen, the ability to see the fenced in back yard, driveway, parking, patio and garage is actually very reassuring as a parent. We picked this house over another when we purchased, for this very reason - as we could work in kitchen and watch small kids at same time. We realize in another 10-15 years, this may not be as important. The new build is a different animal with the terrain in that the play areas will be in the rear - BUT also on teh side of the house with the garage. This is why we asked ARG if possible. He put a very clever change in and provided a conceptual drawing. He pushed kitchen wall out 2 feet, then pulled back landry/pantry wall 2 ft, creating a 4 ft difference - enough for a window. Here is his idea. The net change to the sq ft is almost 0....See MoreNew modern farmhouse going up on a Ranch in South Dakota
Comments (22)We are farmers in IL and built our home a year ago. We also make almost every single meal. We put in soapstone in November and I absolutely love it. My definition of upkeep must be different. Oiling it as needed, which I haven't done for at least 2 weeks maybe 3 now, is nothing more than wiping on the oil and wiping it back off. We are definitely not careful with it. If you have cattle and you're calving in South Dakota I hope it is going better than it sounds. Even with the weather I'd move to South Dakota in a heartbeat if I could. I'm afraid my spoiled IL cows would not handle South Dakota though. Good luck on your new home!...See MoreRelated Professionals
