" worth it " ?? .... Anyway using the 7-8 wall and the 10-2 wall for a range and fridge......then w cleared floorspace....... [imagine removal of the angled area ] ....get some ideas of something else maybe a generous island w sink... and still room for a table beyond. just depends on what you care to do. If I were embarking on a renovation I would change the current layout.

here is an angled area ...but pulled away from the wall . You dont mention the angle in particular....might be wise to focus on it.

I certainly think you could have a more functional kitchen if you reworked your layout. My first impression was how little storage was apparent. Do you use a table in the "northeast" area, or eat in the dining room? Do you have a budget in mind?

We are trying to keep it under $60,000, and we are willing to do work ourselves to help with cost. We aren't sure if we are going to stay here or if we might move in the next 5 years, so that is why we aren't sure if changing the layout is worth the cost/time. We do not have a table in the triangle nook, but I am not opposed to it instead of having counter seating. The windows in the breakfast nook go almost to the floor which limits what we can put there. We have hardwood floors in the kitchen which I am worried about patching if we move the sink part, but the downstairs wood needs to be refinished because it has been added at different times. I came up with this layout, but I am not sure it is the best set up.

I couldn't get the software to show the triangle nook, and the wall would end and be open before the sink starts so it would overlook the dining room and could partially see the family room from the sink position. It would leave a 40" walkway between the end of the peninsula to the corner wall. Overall, the house we live in feels open and grand except for the kitchen which is tucked away and feels more like a glorified hallway than anything else. We have to walk through the kitchen to get to the laundry and bathroom downstairs so walking around the peninsula drives me crazy after awhile. Could this plan work and will it help resale value to have an updated kitchen?

Just addressing the resale value, I would suggest you talk to a respected local realtor with your question. I don't think you ever recoup all of your investment in the kitchen, a lot of that is you benefitting from it before you sell the home, but in some situations the average homebuyer for your type of home is going to redo the kitchen even if it's brand new, and you get back none of the investment.

I think Id prefer the sink on the range side of the island...or along the range wall. That way the area to the right of fridge can be an entertainment/ coffee bar/ secondary zone. Are you opposed to the fridge moving to the short side of the L shaped side ? ...then sink in island and you get a tighter work zone .......the foot traffic can move on the other side of the island.....not crossing thru work zones. You have two aisles in that diagram...neither looks generous enough and both aisles have kitchen task /work activities also....... so I'd attempt to get the work triangle on one side with a little bigger aisle....keep the island ....and passage of people on a narrower outside "lane"
