Hi; Take off the carb, get the make and model of the carb,(magnifying glass will help find and read the tiny numbers stamped on the carb body), then get a service manual (online) and carefully follow the cleaning and rebuilding instructions in the manual. Be sure to use fresh gaskets when you reinstall the carb. I recommend using Craftsman 40:1 pre-mixed fuel for 2 strokes, available at most Sears. Don't ever use pump gas as the ethanol will cause you problems eventually. You really do not need that muffler screen, just take it out, but replace the screen cover if it has one. Gopintos, Your policy probably contains from several categories: 1. dwelling (your house) 2. other structures (like barn, etc) 3. unscheduled personal property ( your possessions) 4. loss of use ( a cost to rent your FORMER property, not current + furniture rentals, utilities, etc) For #1 Dwelling coverage usually consists of base coverage - "fair market value", plus (usually) - 50% more of extended coverage (will be paid if you actually rebuild). Good luck getting 100% of your base coverage without a public adjuster - hard to believe. With a public adjuster you'll get 1.5*X (where X is your dwelling coverage limit) minus 10% of their fee - roughly 1.35*X - much higher than 0.75*X you mentioned. For #3 Public adjuster will help you to create a list of things you overlooked and you can easily present a list of things which were in you possession like 1.5*X of total coverage - in that case (and it was in mine) you don't have to itemize anything - insurance will just pay 100% of coverage limit - again - minus public adjuster's fee of 10% and you end up with 0.9*X (where X is your unscheduled personal property coverage) and you didn't have to itemize. There are many other things public adjuster will help you as well. Just get a reputable one and listen. They are salesman, and most likely will pressure you as time sharing people do, but it will be for your good. Our experience was very positive. Without them we wouldn't be able to get even a half of our money. Regards.

I normally like to wait to see what others on this board will say before chiming in with feedback. I'm hoping you will take this in the way it's intended... to help you build a home that you will love and be proud of. EXTERIOR: A small and inexpensive home doesn't have to be cheap and cramped. This home appears to be designed more for your builder's convenience and profit margin than for your family. The overall shape of the home is boxy and weird. The front entry roof doesn't fit the house and terminates awkwardly by the window on the stairwell. The right side of the home is completely devoid of features and too massive for a small house. The little gable at the end of the garage is just weird. Windows are small and thoughtlessly placed and combined with the siding choice makes the home look like a cheap 80's production home. SITE CONSIDERATIONS: You're in California. The outside spaces can be just as much part of your living experience as the inside. You have only one door to the side yard. I'm not sure what's going on on your lot but that seems like an odd choice. Think of your outdoor space as part of your home and design accordingly. MAIN LEVEL INTERIOR: The kitchen is terrible. You don't have enough room for an island in a U shaped kitchen. This island is way too small for a range. Personally, I think the kitchen should switch places with the dining room to give the dining room windows and possible access to the back and tuck the kitchen out of view from the front door. You apparently have a tall living room ceiling with a tiny little window down low. The dramatic effect will be completely lost without taller windows. Access from the garage is very cramped. Can the mechanicals be put in the garage to free up some space inside? UPPER LEVEL INTERIOR: The master bath setup seems strange to me with the shower and toilet closed off by a pocket door. You may have great reasons for doing this. The secondary bath is wasting a lot of space in a house this size. Move the door forward and pull the toilet forward. Hopefully the mechanical chase can be reduced a bit to allow more space in the master closet. The entrance to bedroom 2 is unnecessarily cramped. STAIRS: In a small home stairs are a crucial design opportunity to help the home "live larger". It's a bit hard to see what's happening with these stairs, but they appear to be enclosed on all sides which would make them feel cramped and dark. They are also pushed to the code limit of 7 3/4" risers. If you could find room for one more step they would feel much better. I realize this is harsh feedback. I hope by doing this I'm helping you to build a fantastic home. Good luck with your project.

Thank you all for your thoughts and comments. @cpartist My two oldest are not the same sex. We have b/g/b/g/b. I thought about getting a twin over full bunk bed for my youngest's room so that there is an extra bed for when my oldest comes home on break/summer. As for the bedrooms on both sides, I thought the same as well. But bedrooms in front along one side are okay, right? @DLM2000-GW We have a full basement. The block foundation on the Cape Cod side of the house was replaced in 2010. The foundation in the 30x30 addition is poured concrete and was done in 2011. We don't want to change that much and if we add on it will be a crawlspace because of the elevation. Otherwise, we would've done a slab because the basement is big enough. @ILoveRed I am sorry about your fire. It is a devastating thing to go through. As for the insurance company, there was never a honeymoon period! I have hated our (very young, personality-less) adjuster from day one. I have been ready for a fight the entire time. Of course, nothing has happened yet so we haven't had to. He is still "working on his numbers". We are hoping to demo and start over. Who decides if you repair or rebuild? Why wouldn't you use the same foundation? What percentage does a public adjuster usually make? @remodeling1840 I do want to go with 5 bedrooms. My hubby is thinking 4 but we've got 4 big kids, they're not small anymore and they need space! @User The attic/second floor roof is gone (except for the very front), most of the second floor walls are up except for the side where it started. The first floor has severe water damage and the ceiling has fallen in the majority of the rooms but the walls are all up. It gets worse each time we go there. We are trying to see it as a sort of adventure and with the best attitude possible because being miserable doesn't help a thing. We are thankful and blessed. We are all safe. Everything else is replaceable. We even managed to salvage photo albums that were in the attic! @Cyndy We don't have a slab. We have block and poured concrete walls so we will have a big, open hole in the ground to start with (again!). I have no idea what the time frame is with the insurance. Our adjuster hasn't given us his estimates yet on the structure.
