bathroom renovation question

We are getting ready to renovate our very small master bathroom and deciding on 2 options. We aren't able to break down walls so keep in mind the size of the current bathroom is what we have to work with. Our current space has a 48 inch single sink vanity, toilet and 36x60 inch shower. The 1st renovation option is to keep the existing set up (so rip and replace) adding in heated floors and a niche with floating shelves for storage. The 2nd option will be a couple thousand more, but we would move the shower down (shrinking it down to 36x48), moving the toilet to the opposite wall and then having one full wall for a large vanity for 2 sinks (still doing heated floors but no longer having the room for the niche with shelves). We rarely feel the need to be in the bathroom at the same time so the only reason we can think to go thru the extra cost is if it will make a huge difference in re-sale. Thoughts?
