New Build Design- Window help

I need some suggestions, please! I’m in the process of designing my new home. I’m stuck on the windows… I can’t decide between casement or double hung …thoughts

The house design is like the below, not color for sure, but exterior view.

Any suggestions are appreciated !

I didn't read all the above carefully, but you've been given some good ideas. I don't think this layout has been proposed yet. My suggestion to move the island over was to make sure that the aisle was wide enough for step-back room when someone is rummaging in the fridge. This gives a little less overlap between the island and fridges. If you posted the width of the aisle I missed it, but it should be at least 42". BTW, the round prep sink I posted in the first plan was a place holder, which I should have taken the time to note. My Paint program does not do diagonal boxes, so I drew a circle. If you are still considering that option, I'd suggest using a corner prep sink like buehl's, and if the front of the cabinet is not wide enough for plumbing access, consider leaving a hatch in the pantry wall.

(Not a pro/expert.) I don't think it would be necessary to remove the width of a whole section of window--maybe just part of it, then make the other sections wider. You could then extend the cabinets to house dishes, and switch the DW out of the prime prep space.I realize that puts dish storage a few steps farther away from the formal DR, but it's closer to the breakfast area. Rather than having five seats all lined up (stadium seating, as one GW member used to call it), move one to the end, to make eye contact/conversation easier. The seating overhang doesn't look as if it's 15" deep, so I changed that on the following plan. I also switched sides for the oven, and placed the appliance garage between it and the DR entry. You might consider moving the entry up, to put the fridge more in line with the sink, and then adjust the width of the DR entry accordingly. ETA, have you considered placing the appliance garage on the fridge wall, and making an entry to the pantry from the kitchen? You could keep the door from the hall, or omit it and increase the shelf depth on the back wall. In the following plan I also adjusted the depth of the island, to accommodate two seats on the end. In both plans I moved the island out a few inches to give you a 48" work aisle, and adjusted the length of the island to 9.5'. New to Kitchens? Read me first.

This door will be removed. BBQ area will be under here. Not sure if you can tell from the pictures but the concrete is pretty rough. Our PB suggested poring new concrete to bring it to the new level of the door and with the pool and stamping it all to look cohesive. Problem with that is it costs 14k and we would like to put that money into other things.Anyone have any suggestions as to how we can make it blend in and look nice with the new stamped concrete?

A few months ago I got a call from a contractor who was having trouble with a customer. He explained he was at wits end with them and asked me (as a favor) to come help. I showed up to a very angry pair: both the customer and contractor. The customer had bought a large Silverline window somewhere and hired the contractor to install it. The contractor was not experienced in installing windows of this caliber and was really having a tough time. He had cut his teeth installing Marvin and Hayfield windows. The Silverline was a lot more difficult to install due to the flimsy materials. He had the vertical rails twisted and when I placed a 4' level against the rail the waves were easily visible. I spent some time explaining to the homeowner that the poor quality of window made it difficult to install correctly, then spent time with the contractor to show him how to overcome these downfalls. It worked out fine in the end and everybody left paid and happy. The window is going to perform pretty well over it's life, and it is certainly better than what he had before. So, is Silverline a bad choice all the time? No, but usually it is. A better quality unit is more forgiving to the installer, and the parts will last longer. Usually the air sealing is better as well. I like the Andersen 100 series windows. They are priced correctly for what they are, and they perform well. Easy to install as well. If you are looking for a good comparison, look for a Marvin Essential. I like them a little better, but it's really close. Best of Luck

Are you sure you want your master bedroom in the front? Most would want the garage in the front and master bedroom in the rear with backyard views and/or access. Also less car/pedestrian noises and lights entering the bedroom.

Yes, we are in the country, surrounded by Amish farms as far as we can see . We are building on our current land where we have a house now, the layout of the land with the current driveway the garage needs to be in the rear.

A door at the bottom of a stair without a landing is against code in most jurisdictions and against common sense in all jurisdictions.

Space on a master bathroom counter is more valuable than space in a shower.

If there is an exterior wall in a room there should most likely be a window in it.

Base cabinets on a wall perpendicular to adjacent washer and dryer is difficult to access the corner.

Windows that open to an exterior living space should not encroach into the exterior living space.

Closet doors width should not be more than one foot less than the width of the closet.

Lay out furniture to scale in every space to make sure they work well and are sized right.

Fake dormers are rarely a good idea.

Lay out mechanical equipment to scale in mechanical rooms and review with trhe mechanical contractor.

Houses should be designed to respond to its site.

Thank you for your feedback. There won’t be base cabinets next to the washer/dryer, it will be shelves for laundry baskets. Not sure how else to configure master bath to accommodate larger vanity. The stair doorway is a sore spot… it’s been a nightmare trying to find a solution for the access to the storage area without taking up floor space.

The way it is shown, whether it is shelves or base cabinets, it will be difficult to access the space between the side of the dryer and the wall. Consider a parallel layout.

A 3' x 5' shower will provide more vanity space.

Eliminate the door at the bottom of the stair and add a door at the top of the stair if needed. The door should not swing over the steps.
