I am confused as to why the FP on a wall with a great view . I see a wall on the right what is on thta wall ? IMO the FP could go there and I would have made the wall with the windows all french doors or slders to the outside . I like the triangle window it adds so interest to the space . BTW the kitchen design could use some help.Where does the door on the right wall go?

I honestly do not know, but I would think headers above all openings in exterior walls would be a good idea to protect against settling or wall movement. I could be wrong.

He mentioned something he has to do with the header to center those two windows on the wall around the fireplace! I like that trapezoid window. Thanks for the sketch

Patricia it has been a whole thing as to how the fireplace ended up on that wall. Original plans had it floating in the middle of the room as a divider between dining and living but I was concerned with eating up that much floor space. Neither of us wanted to do away with the view or the triangle window however Matt didn’t want the fireplace on the side walls because he wanted it to be grand and viewable when you walk in the front door 🤷‍♀️ would have loved doors on that back wall unfortunately we built all the way back to allowable setbacks. We thought of attempting to get a variance to do the porch back there but in the end we moved the porch to the side/front

Please hire a competent framer. That is a lot of money in materials represented. You do not want the whole thing to collapse.

My husband is a professional licensed builder . He is not going to build anything that will collapse

You have multiple threads asking about design. This should have all been thought out and designed before you started.

I have to agree that if the best view is where the fireplace is, then the fireplace should never have been put there. It should have been put on the long wall and the view should have been what's grand and viewable. Not the fireplace.

Put it to your hubby that people coming into a house, will view the windows and view and be wowed. Not so much viewing a fireplace.

In your thread on kitchen design, I recommended removing the door. Move it a few feet to the left into the sitting room. Or make the sitting room exit a sliding glass door.

Here it is in the process just now but it will be a bit before he is done and cuts them out so you can see … I’ll try to send enlarged of headers. Sure hope it doesn’t mess with structure integrity.

Also I see by the time I got there today the ship has sailed on moving that door. It might drive me nuts but what can you do my husband does what he wants most of the time ! Also another reason he wanted that fireplace there was so he could see the tv above it from the kitchen. Not on my list of priorities but I guess building a small house together is about compromise 🤷‍♀️

One positive is you can sit on the hearth and look out of the other triangle window located above the kitchen 🤷‍♀️

I don't know where you are building or what the market is like, but this house reads like a DIY special. While it may work for your family, it's probably not one others (buyers) will want.

The basic design (floor plan) is flawed, and all of these questions you are asking should have been thought through before construction started. It's clear neither you are your husband have a eye for design, and trying to crowd source fixes is not the best way to solve the problems.

While your questions have all been about the interior, the exterior needs attention too.

I'm sure you are wanting to get the house completed as soon as possible, but I'll suggest you pause and find a local design professional to review what has been done, and to create a plan you can use to move forward. You need to make decisions mostly all at once instead of one at a time when something isn't working.

I'm not saying this to be a meanie, and wasn't going to say anything until I read you were planning to sell the house.

Vacation homes by Lake Michigan in southwestern Michigan. Still a sellers market here for now ,median house is $540000. What kind of design pro exactly ? An interior designer ? A landscape architect? You don’t like the outside ? The porches/decks are not on yet if it makes a difference

The person buildung that must have gotten that license from a cracker jack box. None of the openings are framed correctly. Does he not know which way the strength in dimensional lumber lies? There are no tiedowns or anything. Isn’t any of this getting inspected? It should be red tagged.

Alright thanks for the feedback. I see what you mean about maybe not posting online for advice !! This will be my last post on here until it is done I might post a photo or 2 for those to care to see how it turns out

No way that passed a framing inspection.

It’s not done yet. We had to move some stuff around and are in the process. It will pass framing inspection just fine

Not with 0 correct headers anywhere. 0. And that is just what is in 1 pic. Where there is smoke, there is fire. Probably literally in this case.

I would at least push the fireplace out so the face of the fireplace is flush with the interior wall, not projecting three plus feet into the floor space in the room and essentially recessing those windows back into alcoves.

I think the headers might actually be framed right when you look at the enhanced image PPF posted. Our am I missing something?

We had to move the windows so he also had to frame new headers . I don’t know 🤷‍♀️

You are missing the entire left side, which is the actual load bearing wall. With no headers.

If you look closely on the window wall on the left, there are headers behind the studs. I am guessing it might be a 2x6 wall, so you have a header that is 1.5 inches deep with a 3.5 inch stud inside of it.

Sorry the windows would have been a better choice. Now the room feels dark. And I agree with Pal about at least pushing the fireplace back so it's not so overpowering.
