Ugly, drab, boring, run down loooking house
Comments (13)Since you envision flipping this in a few years, I think you need to go out and canvass open houses in the neighborhood for the price range you envision your home being in when fixed up. Loiter a little bit and casually ask the people looking what they think to get an idea as to what they expect for that price range. Then make sure you meet but don't exceed that standard. So if they have 4" vinyl, do that. And be harsh in your evaluation of the house - this is a business decision. It's good that you've lived there so you know the condition of the house, but you've also likely gotten used to some of the quirks (like the ugly and oddly placed entrance), and might discount their unnattractiveness to potential buyers. Also, if you could post a floorplan that would be great - it's hard to understand how the house flows. I agree though that there is a huge upgrade opportunity to the curb appeal of this house which could yield a strong return....See MoreTrying to choose a new configuration for our front window
Comments (12)Although my skills are VERY basic, I've been playing around with a little cut and paste and have come up with a few ideas. #1 1//4, 1/2, 1/4 with muntins on the 1/4 casement windows #2 3 equal size windows (full length) with a double casement in each. This one may have too much going on. #3 3 equal size windows with an awning window at the top instead of the bottom. The proportions on this window that I pasted in may be a little off. Or...............we could just keep the configuration we have with the 3 equal size windows with an awning window at the bottom of each, but at least we'd get rid of the look of the horrible aluminum storm windows we have now and the awning windows would be operable. Kind of like this. This is such a big investment, I don't want to screw it up!!!!...See MoreChoosing new windows for 45 year old home
Comments (15)I'd like to hire my carpenter to install vinyl siding, but he's not happy about possibly working with a sub who would be a certified installer from the window company. So I'll ask him which windows he can get from his supplier., but I read online that if a certified installer doesn't install the windows, warranty issues are troublesome. Dealer blames window company, window dealer blames installer. I'd rather he do the siding, but we need to do windows as well. Meanwhile I'm getting more estimates from companies who do both siding and windows, then I'll decide. Recap, now Looking at 25 replacement doublehung vinyl windows. Big investment , especially coupled with vinyl siding installation. I wanna get it right. There's dozens of choices, and it's confusing because you have to weigh cost, energy efficiency, etc.. I've learned a lot here, thanks to you guys. The Sunrise (Vanguard) dealer only sells and windows. Another contractor, Mastic siding , only sells Ellison 1300 windows. A third company, Certainteed siding and Simonton 5500 windows, which do not seem to be highly regarded here.. A fourth (not local) Alside Siding and Mezzo Windows, again, not highly regarded here. Today is my last quote, and he's (not local) Certainteed Siding, and Polaris windows. Any thoughts?...See MoreChoosing windows for new construction
Comments (11)Of those choice Marvin Essentials all day. I would not use Quaker or Pella even on my dog house. I would look at Don Young Aluminum as they are a solid window with a good reputation in the Tx marketplace....See MoreRelated Professionals
