Help! Brand new floors getting ruined easily. What is happening here?

Hi all,

I paid to get my floors refinished recently but I’m seeing a lot of water damage from incidental drips and drops. For example, in the bathroom if a guest accidentally drips water onto the floor when washing their hands, this happens and is completely permanent. I’m really disappointed.

Is this normal? We asked for Bona High Traffic HD water based polyurethane, which I heard good things about. I’ve tried calling the flooring people but they’ve been ghosting me.

Can I buy an extra can of polyurethane and apply an extra coat in high traffic areas?

What process was used to sand the floors? What brand and type of stain was used? Anything over the stain before the "poly"? How many coats of "poly" How long between coats? How long ago were the floors finished?

Doesn't look like there is a lot of poly on it. Post another photo to show the top coat.

I'm back. but i've been sick again. still am. have been very sick for at least 4 days. so I'm not up doing much of anything. hurts too much, difficult to walk. the 3 windows and door were supposed to be in last Friday but they didn't get here. hopefully they got 'here somewhere' yesterday. dbf called the guy today to check on them. he'd even lost the guy's ph # and I had to call a shop in AJ and ask them for it. geeze. I can tell he's really concerned. He came out last wk with the prv owner of the mfg home and brought out his old mattress set for me to use for now on the floor so girl doesn't have to jump up and down far. he had some grey tiles he thought I could use and brought one out. it's the old type from the 50's. or a school cafeteria floor. so no, I won't be using them. there were flecks all thru them. He also brought out a different dw. A maytag. it's older, not a new one but does look better than the GE in there. Still, I think GE is a better brand than maytag. will probably have him hold on to the GE for a bit in case the maytag dies out on me. if it does tho I'll probably just look for a KA on sale. the PO helped dbf take a big old metal desk out of the back bdroom. glad to see that gone. he also checked way at the top of the built in cabinet in my bdrm to see if it was screwed into the wall up there. now I just need someone tall with a ladder to unscrew it all. It should split into 2 parts (each with shelves at the top, one with drawers at the bottom and one w/doors at the bottom. They'll probably go into my 'desk/book' room. They'll need painted or something. eventually. They also measured all of the rooms for area rugs (he has a ton of them). I just hope they're livable... they will be for a time anyway. I managed to go to Lowe's last wk before I got so sick (like the day before) and got 3 shelves cut. 1 is still in my car! the shelves are particle board. should I paint them? if so, wouldn't I need to seal them first? I noticed when over there one day that there was a smell I didn't like - I think it's the boards. I was going back this past wkend to get bathroom lights - but I was too sick to do that. I hate being sick right now - the temps are down. about 104 today. was only 98 yesterday (or sunday). good temps to get things done.

Wow thanks everyone for the comments and advice! To have a nice lawn is so much work and $ it seems both which we are low on lol. My husband just mowed the weeds yesterday so I'll take a picture when they grow more in a few days. I wish we could just burn it all and rollout the AstroTurf hehe, but we'll have to work with what we have. So what we did was bought a 2 gal. Sprayer and image weed killer concentrate. It only covered a small area so no I think my husband may have sprayed to much on the weeds? I thought it'd cover more but with those sprayers do you go over the whole yard in a sweeping motion because he painstakingly went weed by weed and spent hours just covering a small perimeter if our front yard. It did seem to kill a good variety of weeds just not enough to even cover the front yard. I wonder if a different type of weed killer would be better? Maybe the kind with quinlorac? We'd do the kind do the kind that you hook up with a house but our water pressure is terrible out here. Thanks again!

Tough for anyone to offer much of anything then. Also it should be on them to clean somehow as anything you may do to the floors will end up on you as in he washes his hands as you worked on the floor. And whoever touches it last......................

why do you want your house to look like everyone else in the neighborhood? you keep saying earthy tones. What's wrong w/cooler blue tones? Can I assume the company that did this to your brick refuses to rectify it for you? if they did it without you requesting it, and there is no contract saying you wanted it done, then why aren't they on the hook for fixing it for you? I don't mind the current brick color, but I think you need to change the shutter color. right now everything is very dark and dim. you might also consider wrapping your posts w/cedar, maybe doing a creamy white shutter. planing some white flowers in the beds will also help try these colors. a soft white on the trim and garage, cedar posts, and a softer blue/gray for the shutters and front door. the other option is lime wash with Romabio I love this one. totally updated look w/o the shutters. add some copper accents, paint the trim around the window a black or bronze,,

I can’t get a lot of answers from them honestly. It sounds like they’re going out of business and they’ve been ghosting me.

The floors were finished about a month ago. We asked for minwax stain but who knows if that’s what they really gave us….in the end we couldn’t be there in person that day due to some family chaos, and it’s not impossible that they took advantage of that to cut some corners.

How should we proceed? We can’t redo the entire floors right now (as in move out all our furniture), but is it possible to redo just a few high traffic areas?

Or maybe put another coat over them?

This seems like a bigger problem then just putting another coat of something.

You can redo the floor boards that are affected. You plan to DIY or hire a sub?

There barely appears to be a single coat of finish on them. Unless you manage to get a couple more coats of finish on the whole thing, you can count on it needing a really aggressive refinish in a year or so. Grinding down dirt into the wood is a sure fired way to replace it if there isn't enough thickness to do an aggressive sand.

It is definitely not a "stain" issue it is a top coat issue.

I just lightly ran a moist floor cloth over the wood in my bedroom and this appeared.

Is it possible they just didn’t seal my floors at all?? We finally got in touch with the flooring person and they said they don’t know why this is happening.

Could they have forgotten to seal the floor? Not let the stain dry before sealing?

I asked them about adding a second coat of sealant but they said “more sealant is not better”

Are you sure that wasn't always there? Looks like waves from the big machine, which was not cleaned up after follow up grits.

Yep, pretty sure but unfortunately don’t have photo proof. I saw it happen in real time when I was wiping

I wanted to post an update. It turns out that the person we had been working with quit/fired and the company failed to forward our email.

We did get in touch with them and got them to come over, and they told us the spot were “sweat stains” from the people who were installing it.

Apparently because it was a hot day they sweat onto the floor after sanding and before sealing.

They told us they’d come back to fix it but we haven’t really heard back. We keep emailing them but i guess we aren’t a big priority. I’ll keep you posted.
