Hello. we want to add a garage to our traditionnal house.

Hello would you have any suggestions for building a garage attached to our house. We want to keep the balcony that goes all around the house.... :0...... There is a side door on that part of the house (on the left) . Thanks for your ideas! Josée

Are you on an acreage with lots of space to expand? I need to see the plot of land and the house drawn to scale on graph paper to even begin to figure out where a garage could go. If you have an HOA then this needs to be cleared with them even before you have a plan. I see water is that alake ? Take a pic much furher back so we see the whole house and how it sits on the property . It almost looks like the lower piece on the right was a garage so I need to see from further back.You will of course need an architect to really get this done. IMO any addition to a house should always look like it was there all the time.

Hello! Yes it is by a lake that is much away in the back. The lower part in a guet room. The only part we can expand is on the left side of the photo and we have enough space. I will get back to you with measurements but we could fit in a 30 X24 garage.

My neighbor/realtor was of great value to us as we remodeled. I wanted to put tile in kitchen and a rear hall and bathroom. She said we'd never get the money back in our neighborhood. (The vinyl ended up looking great.) We hadn't really planned to sell at that point, but took her advice. Smart realtors LOVE to be asked questions. They hope you will remember them when you do decide to sell -- or recommend them to friends. As things turned out, we got top dollar (record for our neighborhood) when we sold, and the buyers...did a teardown!

*looks around library that's currently functioning as a tool chest for ideas* For your own sanity: gift cards for home improvement stores. There is always a billion little things you need. gift cards for the liquor commission - for when you can't deal with the billionth problem that goes wrong massage gift certificates - for when painting makes your shoulders and neck ache, but your STILL not done painting... movie tickets - for when your exhausted AND broke, and just want a night out. For doing work yourselves: Painters tape. Don't ask how much of the stuff you'll go through! Brad nails for the nailgun when installing trim. Again, its amazing how many thousand you go through! rags. For staining, cleaning paint of surfaces it shouldn't have gone, dirty hands... tape measures...because even if you have 6, you'll only ever find 1 at a time a GOOD stud finder spackle for when you accidentally knock something over dent your newly painted walls, and new knives for when your SO washes them and leaves them in the sink to rust... respirator with replacement cartridges - so that you aren't dying with a major headache and sore throat after staining all of your doors/trim... long screws to match your door hardware. (We found these hard to find in certain colors). It sucks when your builder drops them, and replaces the missing ORB one with a shiny brass one... undercutting saw (if installing flooring), or one of those multi-tools with the undercutting blade. plastic-type prybars - for when you install something wrong and need to 'delicately' redo it... Other 'things' you may not have thought of including in your home, or want to upgrade: whole home surge protector fancier doorbell exterior lighting outdoor bench/seating BBQ! yardwork tools - rakes, shovels, lawnmower accessories, garbage cans, recycling bins tool chest and/or pegboard and hook set for the massive amount of tools you've bought! decorative air/floor registers

A door between the garage and house or a door between the garage and outdoors ? Security risks are area specific. I comment on house plans here without ever mentioning the security risks. I live in a high crime country so I notice it as a risk. They're unlikely to be such where they're being built. A door between the garage & house is considered a risk here, though not to the point of it never being done. We've got one, with a gate too. It also stays locked generally, we actually enter from the main door. A door between the garage and outdoors isn't much more of a risk. Rather uncommon here though, and I don't find it necessary at all. if it were done here it would probably have a separate gate too. Which is an option for you if you are in a relatively high crime area and you want the door.

The attention-getter glass doors instantly become the dominant feature of the house. Is that what you want? If you just want more light in the garage, add more fixtures to the interior lighting and paint the garage interior bright white. Put in a garage door with a row of windows up top. Add a new garage door opener with two light bulbs, too. I suggest you get the landscape pruning crew in to do the major cleanup, then take more photos instead of using google streetview. Painters prefer to have a whole foot of space between the plants and walls. The two story bougainvillea can be tied back while they paint. Sage green walls with white windows would look good. You have a lovely traditional home!

Without seeing a plot plan, my first reaction is to build a semi-attached garage, one that you could access via your covered porch. It's always more aesthetically pleasing for a garage to be either detached or attached via a porch or breezeway. You also avoid blocking light into the house by doing so.

Would building a garage on the left negatively impact your views of the lake? Your home and setting look beautiful; garages rarely are, though they are useful, of course.

Bonjour! Thank you for the nice comments. Well, it will cut the view, coming to the house. Still we will have a piece of forest on the left. But yeah...this is a "downer"..... we have a place to put the garage away, but it would be totally separate of the house... We are hesitating.
