We are going to make it a mother in law suite … I actually sold all the furniture when we sold our last property! Fresh start!! Do you think like maybe 2 chairs and a table in front of the TV w/ a white and tan irregular shaped rug would look ok? See pic :) and THANK YOU!!

Also, we are making our office space in the garage so this will be just for cooking, some TV and sleeping. We are planning of having a larger “hang out” space in the garage as well.

Great space but I would keep the furniture to a min of what you really need now unless you plan to leave the furniture for MIL So 2 chairs for tV watching makes sense to me

Could you find a great Asian screen to put between the bed and the door/windows? Not permanent but would give some sense of enclosure/privacy during your project and can re-purpose later.

I like your idea of a tan/cream irregular shape rug. Would work with the colors and light in the space. Maybe start your office/desk area on the opposite side of where you have the TV? I can’t tell if those are two sliding doors at the end, windows, or both.

Your space seems gigantic to me. Maybe it is just the angle of the photo or that I am furnishing a guest space in a NYC studio apartment. Can you make simple line drawing on a piece of paper with the measurements? Also, what size bed do you have? What is in the corner where you are standing to take the picture from?

I find that screens and dividers really make a small space look smaller. I think you are right on with creating the feeling of zones with rugs. I would for sure want a comfortable place to sit and bask in the great sun light coming through those sliding glass doors. Could be a nice chair with ottoman, 2 chairs, or a great table you hang out at. Skip loveseats though. They are never a great seating option.

I would want as little as possible in that space so I could bring in floor samples, fabric samples, etc and have an uncluttered neutral space to look at them. Plus, in reality, isn't the space going to turn into a storage warehouse as you buy things for the mansion that have to wait to be taken inside, and you don't want to keep them in the garage?

Bring in chairs to sit in and cheap gooseneck floor lamps from Amazon. You have a lot of natural light. Start growing some house plants.

Welcome to Open Concept living! There are many ways to create "zones" without buying room dividers. As mentioned, rugs and furniture will do the trick. HOWEVER, I would carefully select items that will stay in this space for your MIL, or work in the renovated main house.

For example, the back of a couch, with a rug and two chairs in one area of a large space screams "Living room/TV area". A console, placed perpendicular to a wall, makes a space seem like a "dining room".

Coordinating your colors (meaning pick two or three and stop) will make the space cohesive while simultaneously making "areas" that are normal for living. Eat, sleep, relax are the top 3.

A murphy bed could be your best bet if you actually have the money to get one, otherwise, the easiest thing to do is decide where you want the dining room, living room, and bedroom. It looks like near the windows you could have a living/dining area and keep the bed where it is for a bedroom. You could look at separating the spaces with a folding room divider or just ground the spaces with rugs. Below are some ideas for you from our portfolio.
