Return air duct not connected ?

Greetings , i moved to a rental townhouse in south floroda recently . the townhouse has 3 levels. i noticed that the rooms on the third floor are much warmer than the 2nd level . the AC ynit is installed in the second level . when Ininspected the AC ubit , it looks like the reuten ducts are not connected back to the unit . is what i am seeing actually a return duct and should it be connected to the main unit ? could thos be contribyting to the warmer topms on the third floor ?

Interesting,point, but I've seen the Contractor's humidifier installations in the subdivision, so I doubt it. They hook one the humidifier pipe into the main duct above the furnace. The two pipes I am referring to are actually hooked up to the bottom of furnace unit it self, similar to the main cold air return duct. Sorry I don't have photos at this point.

I would also keep a close eye on that tape that is on the ducts as it will eventually loosen up and leak if it isn't mastic tape. I would use a brush on mastic and cheap brush or use mastic tape to replace it. Matrix trap pure is harder to find but from what I have heard it seems to work well. Any other leaks that you attack with caulk and a f oam caulk combo will really pay off.

I have seen situations where returns will dump into a room and the return side of the furnace will be open, hence making that room one big return. However, you bring up gas fired appliances. I don't know the code since I'm not in the business, but that seems like a big problem to me. If carbon monoxide leaks, you're bringing it in through the system.

Proper sizing of duct and distance after figuring the area of the room are the most important thing. Location of the supply registers dictates where optimal returns should be...In know, no real answer,but it's not a simple answer. Sometimes one has to walk thru the situation in order to offer the best solution.
