Comments (6)At least in my area, appraisers do not value below grade square footage as much (per sq foot) as above grade additions. If you are adding a bedroom in your basement be sure it is a "legal" bedroom with a closet and a window large enough for ingress/egress. Having that fourth bedroom will greatly expand your "pool" of potential buyers when you do go to sell as well as your home's value. Any realtor could easily look up the comparables for your home (age, size etc) and neighborhood and provide you with the information you need to determine if such an addition would be worthwhile. You may want to first invest your dollars in any deferred maintenence that will most definately affect the value or saleability of your home, such as a new roof, heater, water heater and paint-tho nowhere near as fun! Comments (2)If you have plumbing "near by" (like your bedroom shares a wall with a bathroom and you can "piggy back" the plumbing from that wall), then the cost is reduced. To "add" plumbing into a space can cost $$$ and that does NOT include the cost of finishing the space with stuff like drywall, paint, toilette, sink, mirror, vent fan, flooring, etc. You will also require electicians to come in and add a ventilation fan to the area as well. Again if you can piggy back already in-place venting with the new unit you can save some cost but again the wiring can be expensive as well. You can plan on having the "trades" (electrical and plumbing) to double the cost of the "fixtures". Add up all the material costs (paint, drywall, toilette sink, flooring, piping, etc) and then double it. The labour should be 50% (at least) of the cost. Could be more but it gets you started. In Canada our trades charge $80 - $120 per hour...and no I'm not kidding. If you are paying less in Canada it means you've just hired the wrong guy....See MoreHow can I add life to this bathroom
