Exclusion List advice needed

I am about a week away from listing my waterfront vacation property. It’s still a sellers market so I posted to my private neighbor Facebook page to see if I have any takers. I’ve gotten 4 messages in under 12 hours. What is the best way to approach this with the realtor I plan to work with? Are exclusion lists still a thing if I find the buyer? Am I still obligated to pay a commission if one of these 4 people buy the home?
