Pool building questions

Hello. We are considering building a pool at our under-construction home in Southeast Florida. We know absolutely nothing about the process including what questions to ask other than what’s listed below. We really would like to learn what to look for and ask about as we are on a budget (yes, oxymoron, I know).
We don’t need a spa. Corner steps and a railing are fine. Maybe a small waterfall so we can always hear the water.

  1. Concrete, fiberglass, vinyl. Which is preferable in this climate, which requires the least maintenance? We know concrete is most costly and vinyl the least. We’d maintain ourselves as long as we can.
  2. Chlorine, salt, or this new system I’ve learned about, ClearComfort? Installation, maintainenance costs?
  3. What other questions should we ask? Our lot is 50’ wide so I think a __x20 is a good size? I need to do 13 strokes diagonally minimally.
  4. Do most pool companies do the patios as well? We know there are stones that don’t get hot, we’d definitely want that.
  5. Birdcages? Any guidance around those would be helpful.
