Remodeling Flooring Design Dilemma

LVP Recommendations

There are so many choices for LVP that my husband and I are overwhelmed! We have the basics down as far as thickness, wear layer, type, style, etc. The moment we think we have found a product that check all boxes, we read reviews and start second guessing our selection. I would love feedback from anyone who has installed LVP and the product you installed. Thanks in advance for the advice!

I am not sure how reviews here will help anymore than the ones you have read. I have real old school LVP in my walk out it has stood up for 16 yrs with huge dogs in and out of a free run dog run in all kinds of weather I sweep and mop at the end of the day if it has been raining or snowing. It i s from HD called Allure we installed with dri-core underneth and I love it still looks awesome and was very affordable . I probably now would look for one with the backing like dricore if going in a basement but on a main level I would do the thick planks that are glued down

We have Coretec Hayes Oak in our Florida home since 2019.

It is not as shadowed in person.

Yes, there are many brands and many styles to choose from.

I was lucky to have seen this in a home installed by our contractor.

Real people here on this forum can be very helpful.

You need to narrow down your options. Tone of wood: light, medium, dark. Do you like knots? Wide planks? Long or short planks? Mat finish, something more glossy?

Our Coretec is very durable. We drag furniture across it, we a dog ( he’s out on the lanai) I've dropped things on it. Honestly I don't know what I could do to damage it.

Vinyl HATES sunlight. It warps. It bubbles. It does too much in sunlight. Whomsoever suggested vinyl in a condo with THAT MUCH UV damage needs to be told to sit down and shut up (but in the nicest way possible...'cause I'm Canadian). And vinyl does NOT like underpad. The stuff that meets the HOA's noise abatement requirements. To me, that floor is GORGEOUS! I LOVE the faded look. Remove that rug and let it out into the sunlight and it will even out inside of 1 summer. I kid you not. Just leave it alone and you will be VERY surprised at how beautiful that floor is going to look. Go ahead and google 'european oak' flooring. You will find your floors are a GREAT mimic. People pay $18/sf for a floor that looks like that! And then they still have to pay $5/sf to get it installed! I kid you not. Your floor is one rug shadow away from Scandinavian perfection!

Generally speaking, LVP is a real victim of supply chain issues. I think it's pretty much across all brands. I ordered Coretec last March or April which was supposed to be here in early June. It kept getting pushed back, late June, July , and then finally in August we did get it and I am thrilled. I am just sharing that the availability is a real issue and people in a time crunch should be aware. It will come through but it may be delayed (and this seems to be all brands pretty much). I think for Coretec there are some that they have in more plentiful supply and they have indicated that on their Facebook page.

I would concentrate on the floorplan and make sure that your needs are perfectly met on the main floor of the home. My sisters each had homes build with the plan for visiting kids after they became empty nesters. One added a wing onto the main living area that had 2 bedrooms and a bathroom, the other added a 1/2 second story with 2 bedrooms and a bathroom. Both plans allowed for the kids to come home and stay with their spouse and younger children that provided a sense of privacy, an isolated area for the little ones to sleep, no worries that mom and dad would hear them if they were having sex or an argument. When the kids weren't there the wing or area could be shut off and heated/conditioned minimally. For the main floorplan read about aging in place and the spacing needed for walkers and wheel chairs, ability to Once you have planned the perfect layout you can decide with your architect how you want this to be built. I have not lived in a steel building, but I have had basements, slabs and crawl spaces. One issue I had with concrete slab that was expensive and a PITA was when I had a leak in the drainpipe under the shower. They had to jackhammer out the concrete to do the repair. Another issue that I didn't have, but knew all too much about when selling real estate in California was the issue of cracked slabs. If the slab cracks and shifts it can compromise the entire building. I didn't have a basement for the past 30 years and bought a home that was built with only a partial basement. I don't store much in the basement or use it as a living space. It is only about 24'x24', but it does house my workbench, tools, furnace, hot water heater, Christmas decorations and a few outdoor items that can't withstand freezing. In my old home I used part of the garage for this type of storage and my laundry was in the garage. This didn't leave enough room for 2 cars. I like that the crawl space in the non-basement area of the home was made deep enough that plumbers, electricians and other workers don't complain. It is an 7' deep crawl space, so they walk around without hunching over. If you don't want a basement make sure to plan for all your storage needs.

You have the basics of wear layer et al. Select one you like, and proceed.

Reading reviews rarely helps. There's a bad review on every single product, from SOMEONE.....somewhere.

Get down to two selections, order a box of each to test on your site. Throw one away and get the rest rolling : ) and installed.

I love Fusion Max....warm, natural looking....and a "rock" in performance. 72" x 7" planks which I prefer. Nutty brown, neither red, yellow or gray.

Want Longevity? Stay FAR, FAR, away from gray.

Do not use anything from Floor & Decor. problems with their LVP.

We put the same type that Patricia has in three of our rentals 15 years ago. Rentals to college students and sometimes their pets. They held up amazingly well. There was one spot where a candle fell over and melted the floor, but that was the only problem. The guy I hired to install them glued them to the slab. Not even sure if that was correct, but never had any problems and we used the HD stuff again in another rental 7 years ago. Still great, and these were not top of the line products. Don’t drive yourself into analysis paralysis. You’ve done your homework, pick the one you like the best with the features that make sense for your lifestyle and buy it. Jan is right - don’t do gray - get a classic look with staying power.

I have had Coretec Gateway Hickory since 2019 and have had zero issues. We love it, easy to clean

It must have specifications of at least 5 mm and be waterproof. For durability. Anything you choose, these are the two minimum requirements. Just those two things eliminate a lot of the competition.
