After a year or so of waiting, we finally got our manufactured home finished and for delivery. My contractor said about 1 month before we can move in. Is this realistic?

Why would it take long if the house is already completed and just needed to be installed and finished on site?

Also is theft and vandalism an issue during this process since the home will be sitting there empty in the lot? What insurance will cover this?
