Help with main floor guest bathroom vanity

Guest bedroom upstairs...bathroom on main floor?
Comments (8)In a house with three floors that you will be using--basement, ground floor, second floor--it would seem odd to me to have three bathrooms all on the same floor. I house sat all through grad school and twice lived in houses where the bathroom wasn't on the same floor as the bedroom I was sleeping in. It wasn't horrendous, but I'd never buy a place with that setup. If you needed the bathroom in the middle of the night, it wasn't a matter of stumbling a few feet down the hall. You had to turn on a lot of lights and navigate the stairs both ways. It woke me up completely and made it difficult to get back to sleep. And having to shower on a different floor was weird, even though I was the only person in the house. It just seemed like a lot of time was wasted running up and down stairs in various degrees of being dressed, instead of being able to slip easily into the bathroom down the hall. You're going to have an overabundance of bathrooms on one floor, taking up floor space, and nothing on the the other two floors. I'd vote for at least a powder room on the second floor, with a shower being even better. If you are thinking of resale value in the future, a bathroom on the second floor would be an asset. I guess it depends on how often you think people will be staying in the second floor bedroom and for how long. A night or two? Easy enough to make-do. A week or more? More of a problem. And what is the make up of the extended family? If there are a lot of kids and you are hoping to corral them in the rec room when the house is full, a bathroom down there would stop a lot of traffic up and down stairs. Comments (6)I like the larger bathroom, but I think the doors conflict and it is nice to have them open into the closet. I'd do a good pocket door into the bathroom to avoid more conflict although it could open against the wall next to the sink. You do loose more closet storage, but corners aren't all that valuable in a closet. You could fit a lot of clothes in there by double hanging rods. That would save some money over the Pax system. Plus your closet now seems more separate from the bathroom by extending the wall. Here is another idea for the main bath. My daughter has stacked washer and dryer and is short, but uses the arrangement well. You have plenty of room in front of the W/D to get clothes in and out. The toilet is off to the side. The vanity could be 72 inches with 2 sinks. The bonus is the door would open up against the tub and the room would feel more open. The laundry would be easily accessible without the bathroom door being in the way. Folding laundry in the laundry room is overrated. I had a nice space for folding laundry in our 1 st house with a window to look out. At the moment we all huddle in to the master bathroom while the kids shower together, and we all have a family teeth brushing session so it feels like we need the two sinks - one parent, one kid to a sink. You point out correctly that that will not likely be the case as they grow older, or if we have guests. The vanity we are choosing would either have two big drawers, or four drawers. I assume that this would be enough storage for extra things - hair dryers, toilet rolls, toothpastes, shampoos etc. But, if we go the single sink route, it gives us room to instead also have a tall cabinet which would add even more storage. In fact, with that, we could skip getting the Godmorgon (medicine cabinet style) mirror cabinets and just use the tall cabinet for storage. Good pointers Zookeeper63. Comments (13)In our master bathroom, we have the same soapstone countertop and same tile floor. However, there is lots of natural light. Maybe the same painted wood backsplash? The master bathroom has the black windowsill and and black floor trim but has the light grey walls. I like the white wall idea for the guest bathroom to brighten up a small darker room. If I repaint the handles on the door black, and add black hardware, would I also leave the floor trim black? Or have it the same white as the doors and windowsill/trim? Also, I'm trying decide a plan of attack! It seems like this course might be logical.... Remove the backsplash (but how do I repair the drywall so it looks good?)
