Comments (13)I also asked my builder if I could purchase carpeting from someone else (they said "no"), and here's the way they explained it to me. When a developer plans a neighborhood of 500 new homes, for example, they put out for bids to subcontractors for each stage such as roofing, siding, flooring, etc. The bids are based on the number of homes to be completed, and the winning bidder is guaranteed work on that many homes. The sub then proceeds to hire and schedule their man-hours based on that. If homebuyers opt to put in their own flooring, then the sub has to be paid X amount for that house anyway, so it doesn't make sense for the developer to allow it. Remember, it's not just the dollars that have to be paid the sub (the developer could just allow you the difference), it's the hours of work that the sub's employees lose. A contract on a big sub-division can guarantee steady work for the employees. Letting buyers do their own subcontracting on non-custom builds cuts into that work. The winning bidder's contract in my case was written to forbid the practice of letting homeowners do their own work or choose their own subs. Comments (71)You already have many dollars and plenty cents invested in this house so don't let a small wrinkle automatically make you back out. Sure, you may be able to insist on possession at closing or no deal but uness you are actively searching for a way out of the contract, consider the idea. Ask your realtor for more details and see if you can figure out why the seller is asking for additional time. If they have a delay in getting possession of their next residence or trouble scheduling a mover, it is a reasonable request. However, if they have not yet made arrangements, be more cautious. If you have to pay additional money to cover your expenses for the delay, perhaps ask for one and a half times your expected expenses in credit to closing costs. Then negotiate a security deposit and also a higher fee for going past the week. Or, request that funds be held in escrow so seller can't collect all their money until you get possession in satisfactory condition. In any case, make sure the seller has an appropriate incentive to move out within that week so this doesn't drag out. Comments (30)On the topic of cabinet finish.. as many stated the finish from the manufacturer will far surpass an onsite paint job. It is true you seem to save if you paint yourselves, but through the upgrade option, do you also get internal upgrades? Is all the hardware soft close (hinges and drawers) Is your overlay a full or standard? Look up cabinet construction Another question -if you switched out cabinets after- is the countertop. If you plan on a solid surface, removing cabinets to switch out after the fact could be VERY expensive... 1- can the stone be salvaged, 2-If not you will have the cost of a whole new countertop! I also considered doing things to the kitchen after we moved in and opted out of that.. Boy was I glad. Life moves fast and when you move in you really want to move in. I'd go with builder and what you really want and avoid all the small surprises that will arise doing work after the fact. Comments (12)I want to put a table and chairs there but it looks like the builders installed the light fixture off centered. I suspect they placed it off center to allow for a walking space between the dining table and the island. If you don't care for the fixture -- and I don't either, so plain, doesn't coordinate with the island pendants -- change it, but I would not change the location. Furthermore, if you change the location, you'll probably have to "swag it", and I doubt that's the look for which you're searching. I recommend moving in and actually placing your dining furniture to determine the scale and room needed. Good advice. Go ahead and place your existing table ... then you can judge whether you need something larger /smaller /different shape. Do Nothing now. That "dining space " is too small to be considered one, unless a table for two under the window. Oh, come on.
