Comments (7)So for cost, the "sinking" part has to be cheaper than digging out a 400 sqft basement (that is the side of the garage) since I have 2 foundation walls, and they have easy access. They would also have to dig out the driveway, put up retaining walls, and repave the drive way. Inside, the garage/new livingroom is pretty much "finished". Would just need to move some supports (how many times has someone said that) and put in a floor. Then I would need the outside redone. Houses sell for around $300/sqft in my town, and I would be adding 400 sqft. I am thinking I can do it for less than $120K. Just talking out loud...See MoreGarage Access Basement
Comments (4)@Patricia Colwell--I find it fascinating that you seem to reply to just about each of my discussion posts with a response alluding to if only I would do this, or provide that, or post this, then I would get better answers, when in fact I seem to get great, insightful, educated answers. Please re-read my question--I am asking for those that have had a garage access basement converted to interior access to provide me with their experience. Since you are listed as a PRO, I am shocked that you are not familiar with a garage access basement or how common they are in the midwest. Obviously I am wanting my beautifully finished basement to have access from my main house, not just from the garage or else I wouldn't have posted this question. But then again, perhaps I would take you more seriously as a PRO if you had than just a couple of pictures up for your portfolio. Comments (19)Common language around here is to say 9ft basement. None of our 9' basements actually measure 9ft though as it is nominal. Typically we see a 9ft concrete wall plus 1.5" sill plate minus 4" concrete floor, minus 2" foam under slab to give you about a 8' 7-1/2" ceiling height before ceiling finish installed. Granted they should have explained this to you, but I'm guessing it's very similar to what we do for overall assembly. I am very accommodating of my clients, often taking the higher road in the case of a disagreement (and paying for it). That being said, if this were presented to me I would not pay/discount the customer. Not being confrontational, just giving my honest opinion. Best of Luck...See Morepalimpsest
