Comments (4)Since none of the pros have piped up with their precise secret formulas, here's how I'd swag it: -Bathroom is about 16' x 10', so order 160 square feet of the floor tile. Yeah, the tile goes a little further than 16' in the toilet room, but I didn't subtract the shower or tub footprint, so those offset it, plus eat up the off cuts. -Shower walls: looks like you've got 2 that are about 5x8 and 2 that are ~2x8 (assume 8 foot ceilings), so that's 112 square feet for them. Not subtracting the area for the accent strip will cover off-cuts. -Shower floor and ceiling: Two ~5x5 spaces, so you need 50 square feet. The square is cut off on the door side, reducing the need, but keep it in to cover off-cuts. -Accent strip: 16" wide x 14 feet of wall length = 19 feet. I'd round up on this. -Deco tiles: You've got 1 every 5.5", over 14 feet, which is 30 tiles. Get a couple extra in case you break one. Comments (23)Thanks arielitas_mom! yes,my plan is to make a nice, big, luxurious tiled shower along the same wall that the corner shower is now. Probably about 39" w x 6 feet long (unless that's TOO long...). I do feel like this is a compromise, since a 3BR/2BA (and lts face it, most people will use it as 2BR/2BA/office) feels like it's step down, as far as the target market, from the 3BR/3BA/office we'd planned when we bought it. But it's good to hear some positive feedback from you folks about the compromise, because it really would stretch us too far to do the addition. Thank you! So what do you all think about the fact that there's no proper dining room? Comments (30)Thanks for posting a clarification of the look you're going for. I like the wicker chairs with the chintz -- kind of a classy lakehouse kind of look. I agree about the queen bed vs. the two twins; the bed in my guestroom is a queen, and I don't think the chair would look as good if there were two twins in there instead. Looking back at the pictures of your chair, I see that the fabric contains what looks to me like a very pale yellow that might complement the chair well as a wall color (although I agree with others that you don't need a strong color on the walls, I'm thinking just a subtle tint might showcase the chair to good effect). As far as window treatment, I have both blinds and curtains, allowing my guests to control the light as they see fit. Admittedly, both were left by the previous owner (I moved the curtains from another room, which is now our library, as I thought that that room should be lighter and the guestroom should have the option of being darker to ensure our guests' sleep quality). Something like natural-toned wood or bamboo shades coupled with white sheers might work well for your guestroom, based on your inspiration photo....See MoreHelp please!! Comments (38)Placing a couch centered on the fireplace is going to leave little room to walk thru that area....but maybe that's ok... I really don't know. Unless you replace your current furniture with new pieces that are about the same size, and in the same place, you may be changing the traffic paths in the room. That's why, once you have an idea of what you want, you should move your existing furniture to the way it will be in the future, so that you will know whether you like the new arrangement, before you commit. 30 feet is long, but 13 feet is not really a narrow space for a living room. It's pretty normal. My guess is that your house originally had 2 rooms side by side in that space. If you think the space is tight, look for chairs and sofas that are not as deep, back to front. There can be a big difference. Your brown recliner is very deep. Apartment style furniture can be just as comfortable. Having a foot of padding at the back of a chair doesn't really make it more comfortable - it's just a style. You don't sink back a foot when you sit down. Here is my mock up of where the traffic path would be if you have a U shaped conversation area in front of the fireplace and TV. I gave you an ottoman instead of a coffee table in front of the sofa.
