Is this Permastone, or Formstone, which was a type of stucco carved to look like stone?

I would consider painting the mortar joints only to lessen the contrast with the "stone" portion, but I don't know that I would paint the whole surface.

It's a very stylized distinctive type of surface from the 1950s or 1960s. Earlier or later ones had different patterns.

I kind of like it. It is unusual. I would clean it and the concrete walk or drive.

I personally would never paint stone or brick because you make something that is pretty much maintenance free and make it something that you will always have to continue painting for it to look nice. I actually think it could be a nice look by just changing the grout color. lighten it up to blend with the stone color so you see more of an overall color instead of each distinct stone. there seems to be a fairly deep drout line so filling it in a little might help too. a good power wash should help frst.

Thanks for the help! I believe this is either Permastone or Formstone since you can see where the “blocks” were carved. These are after pressure washing the exterior. Not sure if it’s visible, but there are green and paint stains that bleed with the pressure washing.

I like the idea of lightening up the mortar.

IMO quintessential MCM and I woud not paint it . I ahve a MCM ranch 1956 it has stucco but it is the kind that was used that has little chips of glass in it . Ours has mostly black glass so we painted all the siding black but kept the stucco. I love MCM homes and honestly keep some of the original stuff it adds to the real feel for the style.FYI this is my fave for MCM landscaping maybe spend more time on that to enhance what you have Maybe pist a pic from further back se we can see the wole house and garage. Remove the shutters from your home.

Here’s a full picture. We power washed the driveway after taking this picture. Also doing a new roof this summer, but any “update” suggestions would be awesome. Garage door is wood so though about sanding and staining that.

I love it. I agree with removing the shutters. I like the colour with the dark trim. For the garage door, maybe the same colour as the grout. Sanding and staining sounds like a big job.

Is the light pole too high and oddly placed, or maybe just the angle of the picture?

I was looking into lime washing which seems to leave it low maintenance and still able to “breathe” like brick/stone

I would probably paint the garage door the color of the existing stone to make it blend in even if you keep the trim dark.

I've always thought these sorts of houses and that type of siding as kind of cheerful. The siding often didn't try for absolute realism, it doesn't take itself too seriously.

I just don’t understand limewashing an already light color — and it will show everything the original color is showing.

Just seems like a waste of money and time for a fad. And it’ll be permanent.

This original block look is pretty rare, I think … I’d be thrilled to have it. :)

Actually now that I see the house further back I don't even think I would lighten the grout.I would paint the garage door and do some gardening.

I would try to power wash the stone to remove the stains then paint the grout in a coordinating beige colour would soften the look. Then some work on landscaping would also give the house curb appeal.

I like the siding. Its different. It is something that will need to be power washed every year or two, but, thats easy maintenance. You would have same thing, if you painted it, and then, there would be paint touch ups. Leave it the way it is, and paint your trim, and your garage doors, and put your money into landscaping.

Any landscaping advice would be awesome too!

Painting that grout would require someone with a very steady hand and long attention span.

I like the uniqueness of the material. If you want to recolor it that can be done. Here is a toll that can address painting in the grout lines.

The stone material looks good to me in the photos. I wouldn't worry if it isn't perfect - it's not a tuxedo shirt with a mustard stain LOL.

That stone is amazing. It looks like hieroglyphics or a Retna Painting. Just be happy you own it.

Thanks for the nice comments! We really love owning it. I think it looks great, but the past owners didn’t take care of anything so there’s a lot of maintenance that needs to be caught up on
