I'm a brand new, ink is still drying on my license agent. However I would like to add a point that has not been addressed. What about safety? I WILL not go show up at a house to meet a buyer I don't know without said buyer showing their face and meeting me at the office first. Now, that sounds paranoid and probably 99.9% of the time unnecessary. Now, after we meet and if they want to be prequalified I will show them all the houses they want to see. If they don't want to do that and need to feel more comfortable with me before doing that I will show them one house. They still will have to meet me at the office first because my safety is more important than a potential sale. Linda made excellent points and seems like a great professional that puts her clients first, I don't see any problem with anything she said. Angieanders: Congratulations! Is the house your friend wants a licensed rental? Kinda sorta. It's in an area that is designated to allow them, but they just do VRBO. There was some talk a couple of years ago about the town cracking down on VRBO and Air BnB and such, but they opted to tacitly allow them to continue till they deal with the much more serious problems the town has. The owner of this house was one of the most active opponents to the crackdown, so it's not like it's under the radar. Personally, I think a change of attitude on the city commission's part would be her best bet to get the house. I should say that this is a town which gutted code enforcement entirely for several years when most of the commissioners were anarchists, and so you never really know what will turn up next door. There's a similar un-upgraded house for sale a few blocks away for at least $100K less than she'd pay for this one, but that's one of the appeals of this particular property--it's surrounded by much larger very expensive houses that are highly unlikely to rent out more than the garage apt, if they have one, whereas the other house backs up to property that is currently residential but is zoned to allow commercial, too.

d-gw, thanks for the history on the house. So, the pool was leftover from Shinn. Interesting. So, the next owner would probably want to keep the logo in the pool. Even for waterfront, that is still at the higher end for that area. We would love to buy in that area because that's one of the few places the commutes for us wouldn't be any worse than what we have now. But we'd have to get extremely lucky to find the right property in a price range we could manage. In the Olsen home, I like the wine cellar!

Glitterbag...the tile is from Emser tile. It is a polished ceramic. I had a really pretty matte 24x24 tile that had a really smooth finish ordered from a co out of mexico, but after waiting 5 weeks was notified ot was going to be delayed another 5, so I needed to get something in stock. I would have preferred porcelin, but didn't care for what they had in stock. I think the name had the word Mifar in it. Or Miramar. Sedona....I love flowers but kill everything. When I shop for flowers I feel like I am picking out which plants to sacrifice...

Oh yes, I have toured a few cottages in England, especially in the Cotswolds. Low ceilings and beams. Working beams that actually hold up something.

That was a different and quirky way to show a fun a quirky house! I am quite certain her timing was intentional when she sang ”there’s so much space” while squeezing past the dining room table.

How’d you like the tv zip-tied to the two-by-fours at the foot of the bed? and I’d love to explore the house, and all the little steps around the upstairs.

I like the home and think that it has plenty of room. Too much furniture, however. And that T.V. footboard is hilarious, but clever! As for the steps, they were not built to accommodate a large/tall person. We toured a private cottage in the Cotswolds' where we were invited to use the restroom on the 2nd floor. We were told to take off our shoes (as the steps were really narrow) and to duck our heads at the turn (so as not to bump our heads.) 😁

The owner is spot on about the traffic noise not being an issue. I am always amazed at how soundproof the windows are when staying in overseas accommodations. Having a home near a busy street is quite typical. Those streets/lanes weren't so busy back when those cottages were built.

I hope she sells it fast with a good price. :-) I am wondering if it’s common to have low ceilings in UK, or it’s only existing in older homes.
