Timing? Time To Build New Home?
Comments (12)Our bank, which is a smaller, but stable bank has changed their rules 3 times in last 4-5 months. I have been waiting on quotes for over 6 weeks now that keep pushing us back. Even though we wouldn't fall into the subprime, buy it now above our means group, (we have scores over 750, decent income, have more than the 20% down,) they are now looking for proof of reserve for overage ~%10, as they are adamant there will be no money available to us, for refinance after completion. Keep in mind this is for a one close construction loan. My banker understood my being upset about having to have use my 401k as proof, we have been and are a long time client of the bank, and I feel as even though we did everything right by buying the land first and paying it off, we are getting the hard time becuase of others lack of responsibility and integrity. Two years ago when we bought the land, it was about as easy as can be, at least 25% down, did all the paperwrok and closed in 3 weeks. Times they are a changing. The banker agreed that in theory they are not looking for 20% in that case but really 30%, and if that was the case why wouldn't we just put the 30% down if we had it available. Also it is calculated by the lower amount of either what we are asking for or what it is appraised at, so even though I will be doing some of the work, and a family member and I framing, I still need to submit quotes to show all of that in order to get 75-80% financing. In the end if I defaulted the day I got my CO the bank would own the house at 65-70% of today's true appraised value right off the bat. Thus they are going back to extremely low risk lending. Most other banks in the area have cut their construction loan programs, and I know of 2 people more than 50% through a renovation through home equity, where their home equity got cut, and there is not money to finish. These are not deliquent payers, in fact one had been in their house for 8 years no credit issues, and were doing an addition. It may sound ludicrous, and we were told we were fine everytime even as they changed the rules, but I see that it will affect everyone. I also have seen contractor give higher prices in order to make up for possible slowdowns, while I have seen others give fair prices to keep themselves going....See MoreNew LOST tonight. New time

Sometimes one of the kids is still testing the last few minutes of my patience at 9. I really hope I'm not disappointed when it does end. I feel like when I read a really long book and am left disappointed at page 600. All that time, and this is the best you've got!?! Comments (31)OMG that's what we got too! I'm really glad to hear that you had a good experience. I was a little worried going through Home Depot, but they were offering such a great deal, it was just too hard to pass up. Tuff Shed has a local warehouse center located by one of my clients, so I did some hard comparisons between the warehouse's retail product and the one they offer through Home Depot. The warehouse told me that the Tuff Sheds sold at Home Depot are made of the exact same materials and by the same crew as the regular warehouse sheds. The warehouse sheds come with some slight differences like added radiant protection from the sun but other than that, the only real difference is that Home Depot didn't want to offer the stronger warranties that they offer on theirs, but the difference in price was almost double. Yep, thats the barn we looked at, only in the 10x12. We really loved how open it was, it literally felt larger than the ranch style in the same size. In order to get an open feel in the ranch we opted for the 12/6 pitched roof and then we got the upgraded eaves so it would match the house. At first we were going to get the loft, but I saw a ranch style online with one built in and half of it wasn't really functional because of the roof. After that, we decided to change it to two 16" shelves along the back wall instead. So I see you got several windows! I love that! it looks so nice! My husband didn't want any windows but I couldn't resist having at least one. I really wanted to add transom windows to the doors, but we were already over budget. The ramp is what really killed us, but we had to have it for the riding mower. So did you paint or did they? And where is your metal foundation? I just know we will end up having to add some of the pavers under ours, the ground isn't too wonky, but it's still is off a tad. I figure we can build up the landscape around it afterwards. The guy told us to put pea gravel and limestone under it and critters will avoid it like the plague so we're doing that this weekend. Wow, you sure have a nice spot, very pretty, your house looks so majestic sitting there. I think we would have set ours back on our lot some too if we weren't storing yard and snow stuff in it. Way in the back by the property line we have another old shed, but its in terrible shape and wasn't worth restoring. It's mini barn we plan on tearing down this summer. I'm so tickled you had pictures! And thanks so much for posting them! That sounds like so much fun with the boats. When we lived in Louisiana, we lived on the river and boated all the time. Our neighbor even had a cool houseboat. Comments (10)I have the same problem but I dont think it is a dishwasher. I have Whirlpool and originally it was a different dishwasher with the same problem. The dishes smelled after installation of a new dishwasher. I noticed that it is really bad if you have a window or a door open. Something happens when that fresh air hits wet dishes. They smell like a wet dog. I make sure that dishes dry all the way before I open the dishwasher and there are no windows or doors open in the house. And then put them into the cabinets right away. Otherwise its a re-wash.
