What are the specifications for the wood flooring you are considering. I just finished a remodel using engineered wood flooring (in So Cal if that makes a difference) and there is a huge range of quality in terms of the specifications for engineered wood which will impact durability. Also your choice of finish and color will also impact durability - or at least how wear shows up. You need to consider the depth of the wear layer as well as the type of finish used. Good engineered flooring can be refinished although not as many times as solid hardwood. For most people that is not going to be particularly relevant as refinishing once or twice would be adequate. I personally would not purchase flooring from Home Depot but would take the time to go to several stores to look at all the varieties of flooring available. I would also do some research into how to differential low, middle and high quality engineered wood so that one can differentiate intelligently between choices. In terms of subjective advice, laminate is never going to be as attractive as wood - engineered wood is wood after all and in some circumstances it has to be used because solid wood would not be a feasible option. It is always going to be perceived as a higher end more aesthetic choice than even the highest quality laminate.

Please do NOT install over hardwood. I don't care if it is glued down over concrete or nailed to plywood. Vinyl and wood FINISHES do NOT work together. In fact the chemical transfer (and this is the LEAST of your worries!!! ahem!) from the wood finish to the vinyl is almost 100% guaranteed. That chemical transfer = heavy staining of the vinyl. And heavy damage to the wood floors underneath. Which renders BOTH floors unusable. And if the new owner finds out about the damage to BOTH inside of a year (or two...depends on your State's liability laws) you will STILL be on the hook for the damage/removal/replacement. The BIGGEST issue is NOT the staining - when dealing with glue-down hardwood over concrete. The BIGGEST issue is moisture damage and mold/mildew contamination. Concrete breathes and gives off moisture. The adhesive used to glue the wood is a moisture barrier but it never really 'cures'. It stays flexible. When you put vinyl over the wood you CAP the moisture. You TRAP it. That bit of moisture in the GLUE then soaks into the wood...that wood stays soaked and NOW you have huge amounts of mold growth. The chemical staining of the vinyl then SPEEDS UP. Instead of taking 5 years to stain the vinyl (over plywood subfloor) the soaked wood causes the chemical staining to occur in 1-3 years. That's when you pull up your vinyl to find the soaking, molding, useless mess. Now you have to do it all over again but this time with MOLD REMEDIATION costs added in! It's your call. But the installation instructions clearly state not to do it. They don't do this to p!ss off customers or to cost the homeowner more money. They do this to PREVENT irritation and to PREVENT greater costs later on. You wanted vinyl. You currently have hardwood. You will need to pay the piper to get this done properly. Of course if you used laminate you wouldn't have this issue. You could have run the laminate right over top of the hardwood without issue....just sayin'.

@John Creek do you have any installation photo of the Regretta? I'm actually thinking of intalling the Hallmark Leeward Regretta in our kitchen and then the Hallmark Organic 567 in Gunpowder in the rest of the house. The colors and look are almost identical (I have sample boards of each), although the texture is a little different since the Organic 567 has more scrapes and texture. But the Regretta being waterproof, seemed a better fit in our kitchen. The living room is a step down, so the transition is not a big deal in there, but we do have to other rooms (dining and office) that I would like to keep the Oragancic 567 as well, but it flows into the kitchen via a doorway, so I might just keep it all the Regretta, even though I love the look of the Orangic 567. The 567 will go up the stairs as well (off the dining room). I'd love to see photos of the Regretta in a real house. There are very few photos out there. Post some if you have any. Any info would be helpful. Thanks!

I'm not sure what LVT is. :) I have an appointment with the flooring person for Saturday to test out samples. Cherie, we hate forced hot air because it bothers my and the kids' asthma and allergies so I am actually very happy about these baseboard radiators as radiant heat is much easier on the lungs since it's not blowing hot air all over the place. There is central air for the summer months. We live in Northern NH... it gets cold here for sure. I am going to keep the tile in the kitchen for now and the rest will be new flooring *all going in the same direction* ! We are ripping out the red carpeting, which is in all four bedrooms as well as on the stairs. We want to replace that with flooring and we don't want yet another type of flooring in the house so it makes sense to do the living and dining room as well. When we reconfigure the kitchen, we'll have to match it up and remove the tile at that time.
