Design Dilemma Remodeling Kitchens

HELP - non traditional kitchen needs new lay out

I am in the process of finding designs for a new more functional layout but I am stumped. The stove is currently in the corner but was poorly designed and current stove doesn’t fit well and all new ones are bigger causing a domino effect of the drawers not being able to open. Due to the traffic patterns I am having a hard time finding a functional lay out. No longer use the desk area and would consider not having a table in favor of a larger island with seating. The door way to the left of the range can’t be moved without disrupting the small mud room bench / entrance to garage. Please help.

Lots of potential especially since you're willing to change the desk, extra table etc -- but everyone's going to ask for a measured floor plan :-)

You need a measured 2D floor plan for us to help you with every door and window with measurements and where they lead to.

You can definitely grow kiwis in Portland. I live in NoPo and planted two kiwi plants about 15 years ago. They grew quite vigorously. However, I got no fruit. A friend was cutting back her male at the time it was flowering, and I took some cuttings and simply dragged the flowers over the flowers on my kiwis, and - voila! - that fall I had a bunch of kiwi fruit. So - the Hayward kiwis that I bought from Freddies were not one female and one male, but were both females. I bought another - very scrawny - male from Portland Nursery, and have had lots and lots of fruit. I have a 16 foot tall by 5 foot wide trellis/arbor that I built on the south side of my garage. The kiwi took that over with-in a couple of years. Now they have taken over the garage roof and the neighbor's trees. Good luck!

I can see doing a wider french doored (or pocket french doored) opening to the left to increase the accessibility of the kitchen to the rest of the house, but PLEASE do not make the mistake of "opening up all the walls" in this home! Part of any older home's charm is the distinct closed off rooms that are cozy discoveries. If you do the fireplace "keeping area" in the lower ceilinged part, that will be the most highly sought after gathering spot in the house and you won't want or need to "open it up" to any other room. It will be a destination area. A retreat. As far as layout, it's a no brainer than the sink can go along the right where the tall windows are currently located and the range and fridge can go on the opposite wall. I like the idea of a farm table in the middle, but my back does not if you would use it as a prep area! I would need a 24"x36" prep area that was at least 36"-38" tall. Now, if the farm table were to be T'd off of that prep area, that would be the best of both worlds. That prep area could be a chunky created butcher block, or other antique cabinet. Good luck shopping! I think that's more than half of the fun of an unfitted kitchen.

Thank you all for the thoughts. I really like the idea of the gray, and the blues. Neither of which I had on my radar. It just helps me think outside the box, so when I finally decide on something it will really be what I like since I went through all the options. Gray is especially appealing to me. I do not have it anywhere else. I am wondering if it looks good though because of how it is everywhere right now?

Do you need you keep the shower? If you get rid of the wall oven and cooktop, and use a 30" range, you could put the fridge beside the basement door, and if possible (I don't know, but looking at the video it looks as if the shower is on the other side of the small pantry), recess the fridge into what is now pantry and bathroom shower. Then, if you can move the wall between the kitchen and laundry, it looks as if you can expand the kitchen that direction at least 18". I don't know if all that would be worth moving the fridge a few feet into the kitchen. Are the ovens 30"? We need a layout.

If you are going to do all that work there may be ways to reconfigure the floor plan to make sense of it all so please add a floorplan.

Is that a powder room behind the stove? Could you square off the stove wall so the stove fits better? And I would do a pantry wall where the desk is. Is there room for a bigger island?

Definitely post a measured floor plan, with adjacent rooms marked. But first impressions are that there are a lot of doorways which increase traffic into the kitchen. The corner stove is not optimal (as you already know), the island looks small and not particularly useful. Good idea to replace the desk with either a coffee bar or a pantry. The good news is that it looks like a fairly large space, but it's very chopped up. You're going to have to make some compromises to improve the layout.

Without a to scale detailed floor plan there is no way to offwr rel help. The budget will drive this. You do know the flors will need to be addressed If you want the kitchen to be extended into the eating area then removing the patio door will porbably be the nest item. Post the plann here in a comment. Show every window , doorway where those doorways lead, where the plumbing is if not easily changed . The size of the appliances you want in the space all meausrements clearly marked Do not start another post every pic , plan and question and answer stays in this post .
