I'd leave it and let the next owner figure that out.

It looks like, based on the provided picture, that adding a shower would mean either turning this into a wetroom (and I'm still not sure it's big enough) or taking down walls. These would be major renovations and potentially still not what your buyer is looking for (so they might still view it as a tear out). I don't think you would get the return on investment to make this worth it. If it is functioning (as in nothing broken, etc.), I'd probably just clean it thoroughly and maybe change the light fixture. If something doesn't work or is damaged, that's a different matter.

If you're set on renovating this, we'll need a dimensioned floor plan of this room and the surrounding rooms. The only way I see a renovation of this being worthwhile is going to involve renovating all of the surrounding rooms as a single project (might have to lose or resize a room).

There doesn't appear to be enough ceiling height to add a shower. Least ways, not in the bathroom. You would need to steal space from another room.

I would suggest just replacing the sink and toilet and painting the walls/ceiling the same color.

Oh, I would replace the toilet seat ... just looked again, and it appears to be tan. Get a white one that matches the toilet, but the whole fixture shouldn't need replacing.

You will never recoup the money you put into it. I would make some good cosmetic changes to the room and let the next home owners deal with it.

It will cost you anywhere from $15-30k and you'll never get that back.

I've been a buyer on a low budget and, for the price of the house, I would deal with that bathroom, since there are two other with showers--especially since it would be the kids and not me who have to go to another floor to shower. Best of luck with your project!

If that space is an indication of the shape of the rest of the house I say leave it . I would not even bother with the toiletseat Maybe post some pics in a comment here of the other spaces in the house so we get a bit of a feel for the rest, What is the flooring outside that bathroom?

I think we should celebrate that there are still places where a home with 3 bedrooms and 2 1/2 baths is available! Use your efforts to make the home safe, functional, clean, and a blank slate for the future homeowner. In that bathroom, I would do paint and a new toilet seat. If you have a nearby Restore (to fund Habitat for Humanity) you will find many low priced options for your home that fit with the era. I agree that the carpet would be a deal-breaker for me if there were other similar homes on the market. Could you do a vinyl wood-look flooring on the entire second floor? I would not remove the tile in the bathroom - that era of home probably has asbestos floor tile. Just go over the top of the old tile.

Remember, the most important feature in your new home is safety. Please deal with any issues such as electrical appropriately. You want to be able to sleep soundly when you hand the keys to the next homeowner.

The existing 2 1/2 baths already exceeds bathroom expectations in a 1200 sq ft house, IMO.

I run an inn that was made out of an old (150 years old) house house. bathrooms are stuffed in the weirdest places. a great tip is, look at corner showers. they do fit in the small spaces.

we had a bathroom under the roofline and brought the wall forward from the roofline to be tall enough to accommodate a corner shower.

of course, I cant see the whole bathroom, so it might be too small, but I wanted to suggest you look at corner showers.

In general, since you are selling, I would also paint and spiff up.

IMO afforadble housing is a huge issue but to buy a house that is "affordable" but not really prctical and requires a lot of work is IMO not affordabel housing. I think in the US ther eis pockets of areas where you can still get a decent house for 175K not much in Canad even close that woudl be consdidered liveable to start. I live in a small tone in BC the averge house price is 350K and that probably not 1200 sq ft.
