Comments (7)Fred S, thank you. I will verify that and thank you for the snippet -- Architect did have these same dimensions but with a continuous wall vs. partial railing I added. Much appreciated! We may have to scrap the dumbwaiter per the requirements regarding the door and I am ok with that. That toilet will be a wall mount and I'm looking at TOTO which now has a standard 4x4 framing mount (vs. previous 6" wall framing requirement). I did play with an outswing door that could work with the 12' door opening, and aligning looks ok with the metal rail from stair landing to the bathroom wall. The intent was to create some privacy as you enter, but given it's a standard door, there would be a lock -- great input for things to think about. Very many thanks!...See MoreBathroom layout dilemma
Comments (14)Suezbell I’m going to try an keep from moving the window, new glass/window/squares is an option if we end up doing a wet-room at the far end having the toilet and shower behind glass as Queenvictorian suggested. The vanity is difficult for us to come up with. We’re thinking one on each side but different lengths. Like a wall mount on the right side that a chair can partially roll under like this from Toto: Then doing the 4’ wc friendly on the left as you suggested. This idea may not be practical though as it makes incorporating things like a linen closet or heated towel rack a problem. The toilet on the right just as you enter from the bedroom (3’7” wall) would be out of sight and easiest to get to. There could be a grab bar behind (against the bedroom wall) and another bar on the 9’7” wall. Here we have the toilet out of sight in both the grab bars out of sight when you’re looking in from the hallway leading to the bathroom with the door slid open. Comments (10)The best way to approach this is to first have an accurate diagram of your entire floorplan with dimensions of everything. The last thing you want to do is to spend a great deal of $$$ adding onto your home with a dysfunctional layout that will reduce the value of your property. I've seen additions that turn a functional floorplan into something that is not at all functional and you don't want to go there. None of us can give you any advice with the information provided other than seek out an architect. You could get better advice with the floorplan and its dimensions including doorways and windows and closet areas....See MoreValinta
