Ceiling cracks after reroof
Comments (5)"two layers of asphalt shingles" How many squares if roofing? it is at least 12 and goes up from there depending on the pitch. It is not uncommon for cracks to appear in walls and ceilings when removing multiple layers of roofing. As noted above, you just pulled a LOT of weight off the structure. Each layer is between 250 to 400 pounds per square, meaning you removed more than 6000 to 9600 pounds of weight from the roof. All the rafters will rise slightly, and any ceiling joists carrying roof weight will also rise. openings in the exterior weight bearing walls can also rise when the load is removed from their headers. I have had 'pig' houses with 3 and even 4 layers of shingles that had all sorts of cracks appear as the weight bearing joists and walls moved after stripping the roof....See MoreNeed help in home assessment. Comments (4)Huge money pit if you ask me. A stucco exterior is great to have but once it develops cracks the moisture penetrates and decays it from the inside until it falls off. Tap around the cracks of the stucco and if it sounds hollow it's about ready to fall off and effected areas can't be repaired and must be removed and replaced and hard to match existing stucco. The cracks in wood beams are not an issue but dry rot is. I can see water wicking into the beams from the outside so stick a dull butter knife in it. penetration of any kind means it's dry rotted. This is an old house and looks to have plaster interior walls and ceilings and just like the stucco if you tap around the cracks and it sounds hollow it's lost adhesion to the lathes and will fall off. With these old houses comes a need for complete electrical and plumbing upgrade and unless they've already been done, along with no insulation, needing a roof and as another mentioned potential asbestos all around this house will have substantial repair bills. More full pictures of the house inside and out would aid in accessing the overall condition but what I see is enough to go in with an offer substantially lower than market value with the cash on the side to repair and upgrade....See MoreHelp Needed Bathroom Fan - Multiple Ceiling High
Comments (1)What is above the toilet area? If you have access to any attic above the bathroom, look at Fantech fans. They have a very powerful motor remotely mounted with just ceiling grids (small like the size of a can light). Because the motor is hidden away, the fans are practically silent. I installed a 2 inlet system with one in the shower and one above the tub. Both have small integrated lights in the center. the amount if air they pull is amazing. If you cannot mount someplace above the ceiling, they also have motor units that wall mount outside, like up under the eaves. I couldn’t be happier with mine. I have halogen lights but they now have LED available....See MoreRectangular Ceiling crack
Comments (2)It's not something to worry about from a structural standpoint. However, whoever did the sheetrock installation did a poor job with the seams, possibly even not using tape for them. Unfortunately, since you have a textured ceiling, applying tape and redoing the seams may result in a repair that is more obvious than the cracks you already have. The only thing I can suggest is using a high quality latex caulk to fill in the seams and then re-paint. Latex caulk has some give to it and may mask further movement in those joints.
