Gad, I worked on this project again this weekend. It's worse than I originally thought. It's almost like there's Elmer's Glue on there or something - some places very thick. Tried goo gone and ammonia and got some of it off but not all. I did take some of the finish off the wall however. The part I started on is in a short hallway going to the bathroom. The wall in that area is slightly textured - the rest of the bedroom is not. I'm telling myself that maybe the rest won't be as bad - that's probably wishful thinking. I can't imagine why the previous owner did this. Any other border I've removed in this house was applied with wallpaper paste on a sized wall and it was a piece of cake to remove. Can't imagine what they were thinking when they did this glue job - or whatever it is.

Thank you for your help. I went over the floor inch by inch with a hammer, pliers, and a scraper with a point on the left side. I used the scraper to lift staples, and pull them out with the pliers if they did not immediately flip out. I pounded in every nail, and the nail heads, I just hammered them in until they were well inside the plywood. The store where I purchased the tiles said I needed to use the extra adhesive. As I worked, I kept wondering how the two adhesives would work together. I could not find an example of using the two online (youtube), so I called the manufacturer. She said that using an adhesive with the peel and stick tile would void the warranty. The tile cost me $400 for one room, and I have two more rooms and a hallway to go. WOW! No guarantee. I am waiting 48 hours now according to their directions. If you have any suggestions, I would appreciate them. I cannot use the planks because we did that in our dining room when we made it a dog room, and now about 4-5 years later, little spots of wood (product, not real wood) are coming up a little. That room was completed by my husband. They are barely popping up, but it is enough that I know I cannot handle that product. Sammy

I have a 100+ year old house with no fans/vents in the bathrooms and I love wallpaper. There is just nothing like wallpaper to enliven a space and give it personality. There was already wallpaper in all the bathrooms and the powder room and kitchen when I moved. Over the years, I've wanted to bring my own taste to the rooms with new wallpaper. About 5 years ago I hired my wallpaper hanger to put some adorable Schumacher wallpaper into my teenage daughter's small bathroom. Note: Teenagers + showers + no fan = LOTS OF STEAM! The wallpaper hanger encountered the problems others have noted with removing the old wallpaper--it hadn't been prepped and the face of the wallboard kept peeling off, leaving rough spots. She did her best, but the walls weren't really flat. She put the paper up anyway and it looked fabulous. Then, after 3-4 years of 1-2 showers per day in that room and the wallpaper started to peel off in a few areas. I called the wallpaper hanger and she came over and spent 30 minutes sticking the edges down again. It looks great again!! The bottom line: 1) DO properly prep and prime the walls; 2) unless you are a raging perfectionist, put up wallpaper in your bathroom if you love wallpaper. Just maybe expect to do a bit of re-gluing now and then = really not a big deal. It's a bit of work, but so is touching up painted walls.

I am a Realtor. and have been for 15 years.....so I do understand the importance of what's really critical and, as this is my mother's home (she passed away in November) and I'll be listing it, I'm taking extremely good care of the systems, yard, appliances, etc. I'm willing to invest more than the average "flipper or prepper". The comps are extremely good in the area so I'm willing to go over and above to maximize the sale. I'm really just curious if anyone has every used the peel and stick over exisiting wallpaper. I had no intention of paining over the paper. - that's a shortcut I'd never do, especially on my own property and If i paint, I'd remove the paper, have the drywall prepped appropriately and then paint. I just wanted some insght into the peel and stick and see if it was worth a shot! Thanks all!
