You've obviously put a whole lot of thought into your floorplan and how to make it meet the needs of your family. I like it a whole lot but I do have a few questions and concerns. Not sure what you mean by "maximize light coming in from the bathroom off the mudroom." Are you wanting light from that bathroom window to spill into the mudroom and provide natural light there? If so, I don't think there is anyway to get very much light to spill over and still give the bathroom the necessary privacy, You CAN put an interior transom windows up over the bathroom door which will allow some light spillover. And, you could use a frosted glass door for the bathroom door. I'm not a fan of the latter except in masterbedrooms where there is less need for a total "sense" of privacy. You might also consider putting in a light tube to bring natural light into the mudroom. I have another concern about the bathroom by the mudroom tho. Not sure if that is a shower or a dog-shower or a utility sink in the lower right hand corner but with it there, you have no space in front of the vanity sink to stand while washing hands. What is that room between the staircase and the office? I can't read what is says and, at first, assumed it was your pantry but then I found the pantry down next to the dining room. I agree that a larger pantry would be nice. As your kids get older, you're going to have bikes and other sports equipment to store in the garage. It would be nice to have room for the second freezer inside the house so that the garage space could be dedicated to that other stuff. The hallway on the children's side may be too narrow to easily move furniture into their bedrooms. There is an indication that it is 3'4" wide (which would be plenty wide) but based on the grid background, it looks like the wall to wall width may only be about 2'8". Does the 3'4" measurement include the 4" deep walls on both sides? If the actual wall-to-wall hall width isn't at least 3'0", you might want to consider bumping the left exterior wall out another couple of inches. Given the overall size of the house, a few more inches won't make a noticeable difference in the cost to build. But a too narrow hallway will bug you forever! To maintain exterior symmetry, you would probably also want to bump out the exterior wall on the garage/masterbedroom side of the house as well. But, a few extra inches on that side could be useful as well. The only thing about the design that I really really don't like is the powderroom that opens directly into the living room. Guests will be squemish about using a PR that is so centrally located...too much concern that others will hear them as they go about their business or, even worse, if their business tends to create a bit of a stink, the smell will waft out into the living room before the bathroom vent fan can take care of it. And, do you really want to be looking at a toilet when your babies leave the bathroom door open while there are guests in the house. IMHO, that bathroom REALLY needs to be moved to a location further from the center of activity. The closet for bedroom III seems a bit small - especially for a girl who will eventually get to be a teenager! Also, be aware that your dryer needs to vent to the outside. It is easiest to vent a dryer that is on or very near an exterior wall. Given the location of your laundry room, I've linked below to some info that you should probably read regarding venting a clothes dryer. Just a thought but, have you tried putting the playroom in the middle of the left wing then having two short halls leading off of it with two bedrooms at the front, and two bedrooms and the laundry room at the back? And the guest powderroom tucked in to the left of the study so that one must go down a short hallway from the living room to reach it? this is really really rough but may give you some ideas Here is a link that might be useful: dryer vent info.

I'm afraid I don't know the answers to many of your questions. But, we had our ranch roof done a few weeks back, with a ridge vent, and I'm completely sold on the concept. We immediately noticed a difference in the attic and garage. Our ceiling used to be hot to the touch, and our garage (which had no ventilation), is not a heat wave when you open the door any longer. Our air conditioner is actually shutting off on a hot day, it never did before. Got my August electric bill today, and it was $50 less than last month, for the hottest month of the year. Our original setup was gable vents at each end of the house, and only a few soffett vents on one side of the house. He added soffett vents along both sides of the house. One thing about the ridge vent, the roofer said the gable vents have to be blocked off, or snow will get sucked in during the winter.

When I first started participating on this forum in 2004 I think I answered every roof question with all asphalt shingles should be black. Right around 2007 or 2008 I started to see more charcoal options. So, then I started answering that all asphalt roof shingles should be black or charcoal - because they are 'the most neutral'. In 2009, we moved from the midwest. And then I realized what a narrow color perspective that was. Where I live now, if you have a black or even charcoal roof people think you have lost your mind. It just doesn't work in this climate. Now in 2014, there are even more options for roofing. Different styles and colors - the same basic colors as ten years ago, but also new blends that are lovely. I do like putting a darker roof on a light colored house because it makes it feel more grounded. Another color epiphany I had is that doesn't mean it has to be the darkest roof shingle you can find, i.e. black. It just means it should be darker than the overall color of the house. Overall roof pattern is another thing to consider. I agree with you that 'very speckled' might conflict with the mottled colored brick. Looking at the options here on the interwebs it looks to me like the Certainteed Landmark Georgetown Grey would be a good option. Just be sure to get samples to make sure the shingle colors play nicely with your brick/house colors and that its pattern is not too busy.

You have a lovely house ..white stucco with some charcoal grey with blue undertones for some trim areas and garage door would be very refreshing in a sea of beige to taupe track homes, a kind of California modern look. Changing the look of the garage door to either match your pergola color or a trim color will go a long way to update , giving you great curb appeal. The red tile roof gives you some thing to run with for bumping up the style. I would add some Saltillo tile for the porch and walkway to repeat that roof color , some new lighting that's larger in scale and some more structural plantings such as blue agave.

I always wondered how slate roofs like this are done. Different color slates? For the rare repair, and I guess in 200 years repairs are eventually needed, like in the flashing of the valleys, it makes it hard to keep the pattern intact.

After looking thru all of the photos, what a beautiful home that is. The carriage house is a sweet bonus. I always like it when guests have their own space completely away from my space.

Slate roofs are attractive and last a long time but when they fail, it’s bombs away! My friends roof kept losing slates that came down with a crash. Cross your fingers no one was walking under it. She replaced it with regular shingles.

Our son’s preschool teacher was removing slate tiles for an addition. She brought the tiles to school, and the kids painted them for holiday gifts to their parents. Since they already had holes in the tops from the roof, they put cord through the holes and they are nice wall decorations that last forever.

Pretty sure that roof is just old asphalt shingles, probably asbestos or something nasty. :) And built in 1800? I think not!

But it looks to be in decent repair and is cute enough. Would be fun to unmuddle.

Oh wow. I spent a lot of summers as a child in Rockport (not to be confused with the one in Maine.) It's a charming town, right next to Gloucester, with a thriving artists' colony.

Wow mtn's idea of "needs everything' is certainly different than mine. I wouldn't have to change much but the kitchen cabinet pulls. backsplash and the red micro over the fridge. It looks like maybe that's in the carriage house, not the main house. I really love this place! Altho no bathrooms are posted, so that is suspect.

Oly, the number one reason I say that is the exterior. It looks like it is not well maintained (protestations aside), which in a house this old means, be prepared to do all sorts of stuff. Look at the rust (?) over the bow windows in the aerial view, and the roof also looks awfully weathered. Lawn is awful; no sprinkler I'd guess. Vegetation overgrown. Inside, as someone said, no bathrooms shown; that can only mean they are very bad. Track lighting, cheap 70s stained glass, The K has weird two-toned cabs; like they could only afford to do the uppers. Can't discern what the counters are. B/S is very Lowe's 2010 and does not go with the house at all. Range hood set up must go, and the lack of landing space seems hard to address without a total reno of the K.

And I like it.

I get listings from Redfin several times a day. I don't know a lot about Rockport; years ago we spent one night there as we explored the NE coast. But it is not on my list because it's a lot like being where our summer place is now, only this house is an hour or so South.

My, how uncharacteristically cranky of you, Faron! I have posted over 15,000 comments on Houzz over a dozen years now. I am pretty darn sure I never said "yuk" in response to something other people liked.

I get emails from Redfin multiple times a day. Sometimes I share them. These would not be suitable as empty nester second homes for us so I am not personally interested in them, but I find them interesting to look at.

Victorian homes and all their frou frou are not for everyone, especially decked out in "Painted Lady" schemes. I personally tend to feel they can look like ice cream parlors. They are definitely not as popular as say as center hall colonial, and therefore less liquid. But many people who would not buy a Victorian can appreciate their charm.
