Comments (25)Renovator- I'm asking a few more professionals on Monday, but so far it sounds like bathrooms over the basement is going to be the concensus. Thank you for the response :) Kirkhall- This is the same plan I had on the other thread...but I did see your comment and I made a few changes. Now, the hall bath is right off the hall and the powder room is set back a bit from the entry. What do you think? And, the master bath no longer has the bay window...I moved that to the bedroom (I think it looks better on the facade) and have the tub in front of regular windows. Hopefully, this will be easier to clean, too! Little chair (for a towel and a book) by the tub and a small table/bookcase, behind the door. Across from the sink is an armoire. Comments (11)I like that you are thinking about moving it. I wouldn't have caught it in my own floorplan. However, thinking about how many times I have barged into our room to find my wife only partially dressed, I can confidently say I have saved a fortune on apology jewelry (and maybe therapy), by having my sons on a different floor. This is a fairly low impact modification, you have a sight line from the family room but it is to an area no one would ever be standing in really. Comments (5)I like my first idea best as far as use of space. I know people say not to put toilets on an outside wall. We had one in our last house in Iowa, but we had 2X6 construction. I don't know how high your window is, but I'm guessing the toilet would fit under there. The shower would be 5 feet long or shorter if you want a wider space to get to the toilet. (kind of tight the way I have drawn). You could do a 5 and half foot long shower and do an angled door at the left end to allow room between the shower and toilet. The vanity would be about 7 feet long, unless you do a 60 inch vanity with a linen cabinet at the door. I would reverse entry door swing if you do that.. The second top right could work and you would still have a small closet. The bottom left plan would require waterproofing your front window. Hopefully someone will give you other ideas. Comments (7)Thanks for the feedback. I have spoken to a handful of agent friends who work in the area - there really is no consensus. Some are more old school and think number of bedrooms trumps all, while others are more in line with my thinking that my target buyer is the newlywed or newborn crowd. I could *technically* still list the house as four bedrooms as that basement bonus room has a closet and is adjacent to a bathroom. I also thought about just converting that into a master suite, but I think that adds a ton of livable space as a second living room for a relatively small house and 5 bedrooms would be overkill. The whole thing has raised another question - is having a large master with a big bathroom/closet going to be important to my target buyer? Sure, it would be nice, but there are two bathrooms upstairs right next to each other and I don’t see it being much of an inconvenience for a married couple....See Morecubby14
