Comments (10)Modern costs a premium. There’s no way to hide mistakes with simple. So, take whatever the going upcharge is where you are for custom. (1.5-2x tract build) and apply the high skilled craftsmen required premium. That’s a minimum of a .25 premium, to 4x premium over standard meh pseudo traditional custom. Comments (21)You could check Zillow, Redfin etc. (even Sotheby's) for your city to see what $1 million gets you for a fairly recent contemporary style house. Comments (19)So much of this depends on area, that it is hard to comment. That would be ridiculously high in either area I have homes in. I called some friends at the 84 lumber in my home state, and they tell me that they currently have a few kits going for between $160 and $180 per finished square foot (that is the all in price other than land). Having said that, the prices per square foot that get thrown around on this site, don't resemble the prices in my home area in any way. A well appointed high end house there is $300 per square foot and it isn't unusual at all to get a production builder home at $175 per square foot... and those are today's prices. Not last year's. In my current area, it is a bit closer to $200 per square foot, but again, that price is not an outlier. It is the typical price. This doesn't mean your area is going to be similar, but the price you are getting does seem a bit too high....See MoreRelated Professionals
