Can't figure out how to fix our floorplan
Comments (13)Here is our house layout with all of the "easy" to remove walls gone. And here it is with all of the walls gone (chimney is gone as well, but we really can not move that). We can also move the side door a few feet, it has to move anyways because it is about 6" lower that the other floors in the house. The office area is also lower than the rest of the house - and has hard wood floors. Actually, the whole house has hard wood floors, with the dining room/hall being white oak, the kitchen/living room red oak (and perpendicular to the dining room) and the office has white oak, which are again 3" lower than the rest of the house. We can not justify reflooring the entire house, nor is it really an option to remove the flooring then put it back down. There are so many nails it's just too much to do any more than a small patch that way. The pink walls are load bearing. We're ok with removing one of them, but don't really want to remove both. Comments (8)I would be seriously thinking about moving the kitchen into the current dining area, with an island incorporating the structural column. From what you said about why the current flow between living area 2 and the kitchen works for you, I think moving the kitchen to the dining area would give you a similar flow between the primary living area and the new kitchen. The issue are whether there are existing windows with sills below counter height in that area (as rantontoo alluded to), and expense, especially if you are on slab, as it sounds that your are. Comments (55)cpartist why would you want to run all the way to the garage to get a step stool Thank you, Claire. The door to the garage is right next to my kitchen so no running. And I live in FL so it's not like it's a problem with cold air. Heat yes. Cold no. There is a space right next to the steps that lead down for a hook on the wall for the step stool. It's really not an issue as I had thought it might be. cpartist does this tall cabinet actually exist in the kitchen where you are able to add a bar above cabinets and have the ladder tucked away when it’s not in use. Yes it does but as noted in the drawing that is a wall up against it. Plus there is no room. Also my kitchen is mostly finished. The cabinet peeking out on the left below is the cabinet you circled. The wall next to it juts out 24" to frame in the nook with the buffet. To the right of the buffet is the door to the garage....See Moreeld6161
