American Range Performer - experiences of recent buyers?
Comments (164)My Performer range has been in use daily for almost two years (plus an intermittent year prior to that). I am really happy with it and the cooking results. I have also found it light-years easier that the Wolf AG to clean. (I did not replace the Wolf, which I liked, but we moved.) It had seemed to me that the oven might be turning on and off while in use more than in the first year lately, but perhaps not--I am also the one who suddenly looks at a mole and things, "how long has it been that color?" despite seeing it every day. Murch, I read the negative reviews you linked to. One confusion is that people will report problems with the ovens, the ranges, and the company all in one thread. The ovens seem to be more problematic than the ranges. Perhaps I have been lucky, but would not change my decision. I agree totally that the company should stand behind their products, but have not had any to deal with. should add--the Burners do poof when extinguishing, at least the 25k, but not as much as the Wolf. Comments (10)Interestingly, blue has cycled back into popularity, so your door doesn't look dated, but maybe a slightly different shade of blue would look more up to date - not sure. Or a sophisticated gray - young buyers would love it. I would remove the storm door - which DOES date the house. Put a fresh coat of paint on the shutters, use the replacement roof as a bargaining tool with the buyers. Let them mention it, agree to replace, and allow them to choose the color. Put a nice seating arrangement on the porch and some planters. I would put some money into renovating the landscaping. I would consider getting rid of the some of the large shrubs in front of the house. The plant on the right side of the sidewalk looks terrible right now. Unless it looks super wonderful when it leafs out, maybe that's not what you want there. Drive around to some builder's model homes and look at their landscaping for ideas. The cupula over the garage is darling. Maybe you could put copper siding on it? Prettier mailbox and street numbers? Prettier light fixture? Comments (24)You are getting good advice -- all the conventional wisdom. But it really does depend on the situation, both in terms of what you have now and the market. I've been helping my sister prep a house for resale and we gutted the master bath and flipped the location of the tub and shower to put in a freestanding tub that is the focal point of the room. The master bath went from being the most tired and dated room in the house to being the wow factor. The updated kitchen and baths are going to sell that house -- and likely at a bit of a premium. The house looks like a new model home and we are told there are cash buyers with insurance money and money from selling their flooded home to an investor because they couldn't deal with the remodeling. Her home will be the only one in this area that didn't flood that is totally redone. We took a bit of a gamble, and I'd be lying if I told you I wasn't worried when Harvey hit. Comments (9)It's more a case of when you need a new roof rather than if you need a new roof. If it's 18 years old and you put money into repairs, it merely gives you a little more time. Several years ago we replaced a roof that was near the end, but had some life left. Inquire with the roofer who gave you a quote to determine if there's a busier/slower season for them. That could explain your lack of bid responses. I'm in Florida so we can work year-round but when we had our roof done, a crew removed and did the membrane, then a single worker installed the entire metal roof. A few months later, their backlog must have eased and the same company did my neighbor's roof in about three days. It doesn't hurt to remind a company that you're waiting for a bid. Consider that many people get multiple bids so companies might have a 25% to 33% success rate. A friendly reminder indicates you're serious and sends a positive message. We had a similar experience with quotes. One company sent a well presented proposal with options. One sent a bid rife with grammatical errors, for the wrong material. The other sent a decent bid, again with the wrong material, and said he didn't install the product we wanted because it was too difficult. After one bid and two misfires, hurricane season was approaching and we had money in the bank so we pulled the trigger and were quite pleased to have it behind us....See Moredecoenthusiaste
