The last room in the house that I'm stuck on is the bathroom. I'm not sure if I love the flow. Open to suggestions!

I think a large family room is a good idea. I like that you are doing a larger shower instead of a shower and tub. We recently moved from the snow belt where we lived over 30 years. The newer houses had 3 car garages, but in almost every garage, there were only two cars and sometimes one. People tend to store "stuff" in the garage. (We are guilty too). In our house we built 15 years ago, we did a 2 1/2 car garage with extra space in the rear. I would choose more room in the house and do a oversized two car garage, but make the garage extra wide and deep. Some of the 3 car garages have no storage on the sides or in the back. Therefore the 3rd stall is all storage. I think you would be wise to have a mudroom/ laundry room between the garage and house. It would also be nice to try and change the living room to where the kitchen/dining area is and move the kitchen/dining area to where the LR is now.

I like that plan a lot Keywest, except I would probably nix the window in the closet. Another design we are throwing around. Pretty much checks all the boxes. Door location is not ideal but workable. I really like how this one and yours above has everything open and allows for sunlight and a view no matter where you are in the bathroom. (Except on the toilet of course. lol) This design has a large closet door, and equally centered windows which is great. The toilet is right when you walk in, but I think by putting it in back in the alcove, and opening the door away from it like this, it wouldn't be too bad. Our current toilet is literately the first thing in our bathroom and it never bothered me or even occurred to me until you guys mentioned it on one of my plans. Not a deal breaker. This is my dream bathroom. I love the marble, grey vanity, bench, and especially the pony wall between the vanity and shower. What I'm imagining with built-ins above the tub, marble, and large windows. Our furnace is direct vent, and we are really limited on where we can put it due to crawl space issues. Pretty much have to put in in the addition, as per HVAC guy. Putting it inside the closet inside the bathroom on the far side is our best option. CO2 detectors are a must.

Is this possible? Yes, but the center aisle is going to be cramped. Thoughts: - A 5' tub is fine. It's builder-basic sized, but I personally don't care a bit about longer ... though I would like deeper. - Once you've allowed for wall depth, your shower may be a bit smaller than 5' long, but that's fine too. - I'd say downsize both the tub and the shower to 30" wide. Again, 30" wide is builder-basic tub width, and it's not uncomfortable. My girls' shower is 30" wide, and while I wish it were 36", 30" is okay. - Your toilet definitely needs at least 30" of width (and 36" would be better ... remember, you use this thing multiple times a day). - Your vanity can be almost 7', so why stop it at 5'? And with no other storage in the room, your best choice would be a single sink with a nice big drawer stack on each side. Closets outside the bathroom aren't nearly as useful as storage right where you need it. - Another thought on the vanity: If you make it 6', you'll still have enough sink /drawer space ... and you could have a pony wall, which could hide some at-the-toilet storage for TP and more.

If you post the current layouts with detailed measurements and any must-haves, nice-to-haves, etc, you can get a lot of great advice here from professionals and other folks with talent in design. You may have difficulty finding someone who will do a plan for you who is not also involved in doing the work. Or you may be able to find a designer who'll do a plan for a set fee. Just remember when you start remodeling anything, there are always 1000 decisions and problems that pop up along the way. Are you prepared to deal with that as a DIYer?

It seems okay, but I'd advise a swinging door rather than pocket. Kids can have trouble with pocket doors. If you stick with the pocket, be sure there is added extra wall thickness as needed to be able to use the vanity sidewall for towel ring, outlets, light switches, etc.

I'd probably do something different with all that space, though. A shower-tub combo would allow room to separate the toilet and shower from the vanity making the room easier to share, for example.

If there is really only a little over two feet between the shower and tub, that is tight. Do you really need a separate shower and tub in that room?

IMO you do not have space for a free standing tub since min. 12" all around for cleaning and even then you will need to be in the tub tto clean. I think in thta size space a tub/ shower combo would be much better and if kids are using the larger bathroom do not bother with towel bars just use hooks .

Not sure how important "flow" is in a bathroom. I would turn the shower so the long wall is along the back, then put a drop-in tub in a tiled platform adjacent to the shower. This would allow the vanity to be longer, maybe enough for 2 sinks. If you need more length to the shower, some room could be taken out of the linen closet which really only needs to be about 18" deep.
