Marthaelena I tried to post to you yesterday, but didnt realize after I posted to Anne that I couldnt post again, so here were some answers to your previous post The sketches were done in paint and I really had no clue how to draw it out so it definitely is not done to scale. I was just trying to capture the idea of what I was thinking of. I did measure the bathroom and know I needed to keep it at least 5' so wasn't sure if that would work without taking more space out of the office because I'll need some sort of hallway there. Would love to see what you sketched if you can post it. I posted our plan. If you were referring to the space where Anne mentioned the closet should go, it is a hallway. I'm not sure I would like the closet out in the hallway. Id like to keep that in the mudroom to have access to it without having to track stuff in the hallway. Now, I cant describe how thankful I am that you were able to capture what I want. Thank You!! Love your new design (and so does my husband). It captures everything I wanted and I think probably the only thing that will really work there giving the size. I do wish and agree that my laundry room could be longer (or wider), but wider wont work if I keep the mudroom bench (which I want). Not sure how much more I can take out of the office without it looking odd and would it be odd to have your laundry room across the whole front of your house? I would prefer not to, but I didnt want a formal dining or living room because I knew wed never use it, so that is how we filled in that spot. I just didnt want to come in the front door and be right in our great room. I wanted a foyer. Not sure what other design would look good unless I extended the laundry room and made a closet on the other side by the foyer (take out the current closet at the foyer) and make the front half of the room an office. Since you moved the garage door down some is there room to put a small shelf there for things to drop off/pick up etc when going out the door or for charging cell phones, etc.? Or maybe I could put it at the end of my bench. I will leave the wall up by the basement. I think it looks nicer too. Ill make note to remember that (which is why I should increase the space a little). My girlfriends builder didnt think of that and her LR is only 5 and it is pulled out away from her wall so you can barely get in from the garage. I did not like a 20 inch door on the toilet area of the master bathroom, but wasnt sure what else to do there. We wanted a larger shower, which is now too big IMO, but not sure how else to rearrange the bathroom to get the most use out of our space. I wanted a larger closet. We originally had a closet where the pantry is, but took that away so I could have a walk in pantry. Maybe since the kitchen is so big we could move the pantry back into the kitchen. I didnt like the fact that I had to walk around the sink area and past the master bedroom to get to it, but again, not sure what else to do there. Any suggestions/drawings on those two areas? The draftsmen told us he left the shower and toilet area the way it was because of the angle together. Anne would still love to see your drawing of the 1st option you suggested. Our outside has double gables over the garage and double gables over the front bedroom with stone and hardiplank mix.

I have a mudroom/laundry. office and pantry combination. No cubbies as there are no children in the home. Kitchen on one end, garage entrance on others. We have hooks just outside in garage for wet clothes and a shoe rack also. Desk side. Coat closet, desk area. Cabinets above house vases, holiday glassware, cookbooks, and one with batteries, flashlights and misc. File drawers and desk drawer. The big one on the far end holds large bag of dog food and other dog items. Not in picture but located left of coat closet is my drying closet for drying sweaters and things that don't go in the dryer. Louvered doors and there is wiring for a heater/fan combo but we didn't put it in. The heated floors seem to do the job nicely. Sink W/D side. on the far end left is floor to ceiling pantry with slideout drawers inside.Next upper cabinet holds misc kitchen gadgets that are not used to often. Other side of sink upper has detergent and other laundry needs as well as cleaning supplies. Small cabinet up above that holds some tall vases. Then comes stacked W/D with a small cabinet above that has kerosene lamps and other seldom used items. Below counter left of sink drawers with candles and other small holiday deco in top drawer, second drawer down is husbands snack drawer, 3rd drawer has some kitchen pans and other weird shaped things in it. Second set of drawers has tablecloths and placemats in top drawer, extra plastic wrap, paper towels etc in 2nd drawer, various small kitchen appliances in bottom drawer. Cleaning supplies under sink. Next top drawer and second drawer holds small household tools and other such items. Next top drawer has paper goods and misc. Two bottom drawers just misc stuff.

LOL - I'm not sure what you are representing there. I think everything gets squashed up when you try to represent area. All I'm thinking about is the bedroom in question and the doorways. How about this. There is a rectangle which is roughly 13 feet by 10.5 feet. The Top wall is a 5 foot portion and an 8 foot portion of the nook. The Left wall is 8 feet and has a bathroom entry at the bottom. The Bottom wall is 13 feet and has the doorway at the far left side. The Right wall is 10.5 feet and has a window on it. At this point where do you put the closet? Let's say the closet is 5' x 2' - which is a nice size. -- If you put it on the Left wall it makes the doorways somewhat tunnel like. -- If you put it on the 5 foot portion of the Top wall it narrows one part of the room further to 6 feet but doesn't create a tunnel. Maybe this is better in that it creates a 5 x 6 nook with closet and two doorways, and then an 8 x 10.5 area. If you draw this out, does it make sense? And is this better than either the 8 x 13 room? or the 10 x 10 and move plumbing room? which you first wrote about. Rachel

Which is "the long wall with the door" -- the one at the top or on the right? if that's not a door on the right, what's 3 feet? The minimum for a decent powder room is maybe 4 feet wide by 6 feet long (that's using a slim sink on the side wall). So if you put that in the lower left, you have six feet above it for laundry, or you could stack washer and dryer, allowing for a closet or other cabinetry in between. There's probably room for more storage, but it depends on what else is going on in the space in terms of traffic, windows, etc. Not quite enough here to make things concrete.
