Comments (25)Removing the linen closet all together gives you the space for the longer vanity, which you need because of the small MB vanity. You gain a lot of wall space in the landing, which is perfect for a furniture-style linen cabinet. You might even find a men's armoire with shelves for folded sweaters that can be used for sheets and towels. They usually have a few deep drawers too. Practical consideration--I agree that the window shouldn't overlap the vanity, but typically you put the TP holder on the side of the vanity in that layout. You'll need to get a TP stand....See MoreHelp with Furniture Layout in Open Floor Plan Great Room
Comments (10)The (real, licensed) architect drew in the same layout we’ve seen in suburban model homes everywhere. He freely admitted that these layouts are not his strong suit and didn’t want to spend any time in it. I didn’t share the drawing because I don’t want to get hung up on tweaking the original idea. I thought starting with a blank slate would inspire more creativity. Also, I’d prefer to have a round dining table for better interaction when we’re all together. I’d also like to avoid placing the TV above the fireplace if there are better alternatives....See MoreReverse 1.5 Story Daylight Basement Floorplan Layout Help
Comments (15)I have a finished walk-out basement with two windows about the size you mention, and a slider. Unfortunately, all of the windows face north and the slider is under the deck, so it's still pretty dark. So as to the lighting, it depends on which direction the windows face as to how much light you will get. The other thing about basements is that it's hard to keep them as warm as the space above. Other posters have mentioned this and I've certainly noticed it. So if you can, have a dual HVAC system such that they operate separately on each floor and be prepared to run around opening and closing ducts when the seasons change. I also hate Jack and Jill bathrooms. We had two in our last house and changed both of them so they weren't anymore. Now we have one in our current house that can't be changed. :-( But we're empty nesters now so we don't really care. :-)...See MoreMD
