seeking floor plan ideas for under-utilized room
Comments (0)Hi there, we live in a 4 bedroom house, but we don't have an "extra" room for guests or an office since we have three kids (with no room sharing options.) My husband is having knee surgery this summer, and he will likely need to sleep downstairs for a few weeks. In addition, we would love to carve out a room for guests/office use on a somewhat regular basis. Our first floor has 3-4 rooms. One (counts as 1-2) is an open kitchen/dining room area where we spend almost all of our time. Another is a formal dining room that currently can't flex due to the furniture we have in there. The final room is the space in question: it is a large living room that we almost never use. It currently has doors on two of the three doorways, and we could add a door on the third. We would love to maintain the "living room" feel to at least part of the space since it is sometimes helpful to have a hang out space that is away from the TV/kitchen. We also need to keep the piano on the current wall since it is the only interior wall. However, it would be great to change the floor plan so that we can incorporate a desk space and maybe also a daybed space for a guest. We are willing to budget for new furniture as our alternative is an expensive project of enclosing our screened-in porch. I am including photos and would love suggestions about how to set up this space to better suit our needs! Comments (4)Which direction does the back face? If it faces west, you may not want to spend evenings out there at all, in the blazing sun. My deck is 10' x 20'. There is barely room for a small table and 4 chairs at one end, and a grill at the other end. Patio door and stairs are adjacent to each other, at the grill end, so there is no traffic around the table. Your uncovered deck is not much bigger, with a walkway across the middle. Comments (12)Paint fireplace white or the same color as the walls, remove bookcase that is on the right side of the fireplace. Get a corner TV console for the left side of the fireplace....maybe tv will partially cover the window, but that is okay. Get some pretty artwork for over the fireplace and take the colors from that for pillows for your couch and a rug if you want. An ottoman or upholstered bench in front of your couch to be used for extra seating when you have company.......should be on rollers, easy to maneuver. Where the shelf unit is now, get a tall green plant..nothing else. If room, I think your chair and a small table will be good by the stairs. At the bottom of the stairs you could put a decorative shelf or console with drawers under the window...facing up the stairs. with a small viney plant on it. Oh, yes, I would pull your couch back as far as you can...without interfering with the door. To bad the door does not open the other way. Have fun rearranging. Comments (5)I think I would try to tie this room into the rest of the home by painting the trim and cabinetry the same as the door we see out in the other room. The wall color should be based on the fabrics and textiles to be used in the room. Therefore, knowing how you plan to use the room and what kinds of furniture you'll need should be decided before picking paint. You also want to include a lighting plan before you go too far into making color decisions. The light on the ceiling fan should just be the light you turn on in the dark to see your way into the room. Then it should be dimmed or turned off and table, floor and accent lamps can pick up the task of creating a warm, inviting and intimate feeling room. Adding LED lights (don't forget the shelves) can add more "daylight" to the space. Consider creating a library in the end with all the shelves and a cozy sitting area at the fireplace. A small TV in the cabinet could be an option, but I wouldn't treat this as the main TV room in the home.
