This is an existing fourplex. What would you suggest for adding another story? Dormers…. ?

If you're talking about adding another story to this building, do you know if you can add another story by code, and also, is the foundation up to it?

I agree too many ifs here. If you insist then first step codes in your area then find out if you can do a 2nd storey on the original plan . Many homes cannot accept a 2nd storey no matter how much you want one.BTW with that raised basement IMO a 2nd storey even if possible will look horrible

The walk out basement will be darker. A deck that deep will do that. An option would be to incorpoate openings in the deck that line up with the doors/windows underneath. Place structural plastic you can walk on over the areas. Offset them from the lower level so no direct line of site. Watch the contractor roll his eyes when you suggest it. Ron

I built in SW FL. When I was designing the house, I wanted my studio to be smaller than it wound up, although I'm glad how large it is now. I was told that it would have cost more to put a beam across to hold the weight than to build the bigger room. As for your getting a cost per square foot, unless you have finished plans and have all your fixtures picked out, it's all bogus. Why is your kitchen 2x the size of your living space? Those sink vanities upstairs are barely large enough to hold a toothbrush, let alone any extras you need. I would HIGHLY recommend you post your kitchen layout in the Kitchen forum as it needs LOTS of help. I'm sorry but it's just poor design. What does the rest of the plan look like? What do the elevations look like? What direction is north?

The house is actually about 2000 sq ft as is, and a fully remodeled interior. The goal is more so to add some height because the neighbor hoses on both sides tower over it. Also to add a wanted open loft area. I think this is a case where you're making a mistake. You don't need to match the other houses in the neighborhood and in fact being the one different house with 2000 square feet could be a huge selling advantage when the time come if someone wants a one floor house within the neighborhood.

We have hardwoods on our first floor but carpet on the second floor bedrooms & hall. The carpet help to act as a sound buffer.

A clarification on why you would like to add another story to this 4-plex. Enlarging the upper units? Making it a 6-plex? There will be zoning (e.g. height, # units, # parking spaces) and codes (e.g. IRC vs IBC, fire supression) that dictate whether you can do what you want, not even considering the cost or whether the existing structure can handle it.
